I just got a client that commented to me that he didn't think that the last agent he had listened to his wants and needs.  He is looking for a home in an urban area, but he wants a large back yard.  He would prefer a community without a HOA as well.  His previous agent had him set up on only one search and that search included small lots as well as many homes with a HOA.  After initially talking to him, I set him up on 2 automated searches.  One with only homes with lots over 7500 sq. ft. without HOA's and another search with homes with lots over 7500 sq. ft. and with HOA's.   After seeing the initial homes along with my discriptions, he called back within 20 minutes and we are scheduled to see omes he selected from both lists.

This buyer just fell into my lap because the first agent wasn't listening to his client.  Don't let that happen to you.

I have had many clients tell me horror stories.  Agents with big egos and no very good ears.  Best LISTEN to them, they eventually tell you what they want and need.

Too tight a target the buyer directs means a quality real estate broker broadens the portal search to include the fringe of that specific target. Same with price range...tad higher, tad lower gives more candidates for the cakewalk. You don't convince a buyer to purchase from your superior arm twisting skills...you do it by knowing the product inside and out, the area just as well and stay in contact until the right property just fits, works, sells itself with you doing the paperwork to dot the i's, cross those t's.

Kathy-I know what you mean.  How hard is it to listen to what a person wants?

Andrew-Arm twisting just isn't going to make a buyer willing to buy something he doesn't want.
