Attending to a Few Basics to Make Your Wilmette Home Stand Out

kitchen, countertopSo, it is time to sell your home.  Maybe you've been transferred, maybe you need more space (or less), maybe you want a change.  You want the home to sell quickly so you can move on, but you also want the best price in the current market.  For most people, this means attending to a few basics to make your Wilmette home stand out. You also need to think about how your house functions and how can it function beautifully over a long-time.

Most of this you have heard before.  The basic tips Number 1, 2, 3, 4, and 5 on most lists are to   clean, organize, de-clutter, add new paint, put in new carpet, and remove personal touches like family portraits.  Other basic steps to sell your home include keeping your lawn mowed and your gardens pretty and doing simple repairs such as tacking up a gutter or adding new drain spouts.

Sometimes your home needs more to make it competitive in your neighborhood.  Even if you have an older home, a few small things make it look more modern.  New fixtures in the kitchen and bathroom - both for the sinks and for lighting - can take years off the home. Even replacing sheet mirrors with framed mirror can make a home look so much more elegant and sellable. Why not think about replacing any of these with classy modern ones. Just don't go overboard and buy something that is a little too unique or unusual as that might actually drive a buyer away.

If your home needs more serious kitchen updating, replacing the countertops gives an instant fresh look. In today's modern world, there are so many varieties of countertops to choose from, including granite, tile, laminate, solid steel, concrete, and recycled glass.  When selecting your new countertop, look at what works best with your house and your neighborhood.  (Granite or other natural materials are a given in more upscale neighborhoods).  Do your research to find what might appeal to buyers - look at durability, colors, function, but most importantly, how easy is it to maintain and clean.

Flooring is one of the first things buyers see when they enter your home.  There are many options for upgrading the flooring, but wood floors seem to be a key selling feature these days.  If your carpeting is worn, you may find hardwood underneath that can be brought up to a sellable state more economically than you could replace the carpeting.  If you already have a hardwood floor, have the floor refinished or at least clean and buff the floors before bringing in prospective buyers.  It may be the key point to selling the house.

If the rooms in your home are oddly shaped or are cut up by windows and doors, you might make the room appear larger by adding built in shelves, storage, entertainment centers, or bookcases.  Large furniture can make the room look smaller too, so before you put your home on the market, remove some of it.  You can lend it out that overstuffed sofa or huge table or put it in storage if you intend to take it to the new house, but for best results - take it away!

I agree with your comments about how to pre your home to sell.  I'm a big believer that wood floors do help sell a home.
