Nashville Short Sales - Don't Just Walk Away

I received a call yesterday from a gentleman seeking information on how to help a friend with a Nashville short sale.  This lady, his friend, has done what a lot of distressed home sellers do - stopped communicating.  She has not talked to her mortgage company in months.  She has not opened any of the mail from the mortgage company in months.  This homeowner has fallen several months behind because she has been unemployed for at least the last six months.  She has been paralyzed by fear and the unknown since she has been unable to pay her mortgage.  Not knowing what to do, she has decided to just move out.  She was literally packing and loading up her car today.  

Her friend contacted me after seeing the information about short sales on my blog and website.  I met with her today as she was about to leave town.  I will list the home and attempt to do a short sale in order to salvage her credit to some extent.  As on all of our short sales, we will try to eliminate any deficiency judgment. 

The point of this story is DO NOT JUST IGNORE THE MORTGAGE COMPANY HOPING THEY WILL GO AWAY IF YOU ARE A DISTRESSED HOMEOWNER! This homeowner may have waited too late and a foreclosure may be inevitable.  I will not know until I talk to the mortgage company next week but DO NOT LET THIS HAPPEN TO YOU!!!!  I know how hopeless and frustrated distressed homeowners feel but THIS IS NOT THE TIME TO ACT LIKE AN OSTRICH AND STICK YOUR HEAD IN THE SAND!
