I asked that purposely, and not sarcastically because for me....it is getting really quiet. My advertising bill is growing and my closings are far and few. I have turned down listings because: 1. The sellers are not willing to be realistic in setting their selling price and 2. They are real serious about selling their home. The red flag is when they tell me, "If I don't get $$$$ then I will just take it off the market after 4 to 6 months."  Some say that I may not be doing a good job at educating my client....I have tried believe me to the point where I have rode them around to see the competition.

Some people just think they know better, but not on my dime or advertising dollars. Yea, I guess I could just let it sit on the MLS, but I consciously can't work like that. I just want to make sure that we are all having to ride out the storm or bubble, whatever they are calling it.

I totally agree.  My new motto is "life is too short to work with jerks"  An overpriced home with all the homes on the market  to compete with is just a waste of time and just sucks money out of your pocket.  Try to advertise for buyers.  Do a rental ad, some renters can buy and they dont even realize it.  Hook up with a loan officer you can trust and fix someones credit, they will refer you to everyone they know!

SELLER'S MARKET... BIG TIME.  Population approx 100,000 and only 300 homes on the market on a GOOD day.  Booming economy, high demand, low supply.. housing often sell SAME DAY LISTED.  And in the most sought-after prices, for MORE than asking price.  We are busy, busy, busy.

DOWNSIDE...??   Approx 300 homes for sale and approx 300 board member realtors!  :)

Lisa: Wow!  Is there an opening in your office.....you are so lucky...keep going. I was like that last year here in Maryland. This past month we had 750 homes on the market and we only sold 49 and the population is 46,000.  And we have nearly 400 realtors.  So real estate is alive and well.

 

Lauren: Yes,  I like your motto, life is way too short!!! That is a good idea about advertising for renters- I will try it.  My son is a loan officer and he tells me that even people with good credit are having problems getting good rates if they can't prove their income.  I guess we should move to Midland, Texas-HA!
