Yes this house is under contract, but I am still holding it open

I just put a fabulous listing on the market this Thursday, and we got an incredible offer on it on Friday, ratified it on Saturday.   But I decided to hold it open anyway today and I am so glad and here's why:

I sent out 800 postcards to contacts and neighbors.   What if a client drops by to say "hi"?  What if a neighbor wants to see what houses on his street are selling for.  Check and check.  Both of the above just happened.  Some darling clients of mine came by with their baby boy, announced they are expecting number two and just wanted to say "hi."   It was so great to see them and I would not have if I canceled this open.   Also, several neighbors came by and one wanted to talk about selling her house. Can't get either of those things by putting a sign on the door saying "sorry open house canceled, we ratified a contract already."

What if our contract falls through?   I had 4 people give me their emails to call them in case something happens with the contract.   If had not held it open, those are four people I had no idea were interested in this house, whom I can contact if our contract goes south.

I did not falsely advertise.  Yes, it was a bit awkward to explain to people that they were about to enter a house that was under contract.  But I explained that I had advertised it and did not want to stand people up and that the contract does have contingencies so you never know (that's how I got all those emails).

So, if you've advertised an open house and get a contract - still hold it open!  It could be 3 hours full of securing more back up buyers, nice conversations, meeting potential new clients and a great chance to  catch up with old friends!

continuously marketing your listings is your job; you are hired to encourage back up offers....good luck....I have one house that fell aprat 3 times because buyers lost jobs on the way to closing here in Michgian ( unemplyment rate is second in the Country.

Congratulations on the fast sale.  It is a beautiful house.  Holding the open house was the best choice...now you have back ups to call if your deal falls through.  Today's open could end up saving you lots of time down the road and could also lead to a new client too!

Since the contract was accepted to late to cancell advertising, IMO, it is good practice to "be there" for folks who drop by. 

Letting the owners field the questions from folks who came by would not have been very professional. 

I believe you did the right thing.

Thanks Kathy, Sharon, Richard and Cynthia!  In the past, I actually would have canceled, in fact did it once before this year, but decided not to this time and if I am lucky enough to have this happen again, will go ahead and hold it open again!

Hi Coral, contracts can fall through at the last hour so I think it was smart to hold the open, not to mention leaving the owners to handling the masses. Beautiful kitchen by the way.

Congratulations on the most rapid of sales! Definitely a smart move!  We recently had a buyer deal accepted on a Friday and the listing agent canx the Sunday showing.  For us, that indicates more leverage, they WANT to make sure our side stays intact rather than have a back up offer to use for leverage against us.  Keeping it open when you advertised was surely the right thing to do!

About a fourth of my closings this year were effected on back-up offers.   The tight money situation in combination with short sales have precipitated that trend.  Like you, I keep marketing my listings all the way up to closing, because it's not over till it's over (and the Fat Lady sings, and the deed gets recorded)...
