Another AR Success Story - Another First Time Buyer Finally Realizes a Long Time Dream

That's right fellow rainers, that's me with another commission check that was a direct result of my AR blog. 

I received a call from a consumer who had come across one of my blogs about a local down payment assistance program here in Los Angeles county. 

She was a first time buyers and she was having difficulty finding a home for her and her girls in her price range.  She wondered if she would be eligible for down payment assistance then perhaps she could afford a little bit more and this may help her find better properties. 

I eventually met with her and pre-approved her and she was able to qualify for a higher price range.  In April, she found a really nice three bedroom home that wasn't like a lot of the run-down, dilapidated, dumpy REO's she had been seeing in the valley. 

Unfortunately, we had a few problems and delays getting to the closing table starting with a pesky title issue that the seller created right after escrow opened.  Then there were issues with the uncooperative sellers and agents who couldn't understand why this was a problem.  SERIOUSLY!!!

But the issue that was almost the deal breaker was the stunt the seller pulled right before my borrowers final walk-through.  It was that asinine stunt that had my borrower screaming breach of contract and requesting that the transaction be cancelled. 

In the end, it all worked out and my client received restitution and was pleased with her home.  Right after closing, my client and her girls were already painting their rooms and her youngest was so happy with her new bright pink room.  This is why I love what I do and why I'll continue to blog on AR.

Jane- Just keep on blogging and building a great blog and good things will happen.  As for the asinine seller - he stripped the home of items that he shouldn't have.  This is such a common occurrence these days and it's just nonsense when it happens.  I just don't understand why they do this.

Great ‘value of AR' success story, Donne. Thanks for sharing. I had a similar situation during a final walk-through where the short-sellers decided that my buyers should pay them cash for the window coverings. Fortunately, they expressed this to me in private, so I shielded my buyers from the shock and anger they would have no doubt experienced at this last-minute demand. I gently reminded the sellers that they signed a contract agreeing to leave the window coverings, and should consult an attorney to fully understand their contract obligations and the ramifications of removing these items. In the end, they chose to leave the coverings without any compensation.

Encouraging post.  It's just too bad that people sometimes shoot themselves in the foot instead of just doing what's right.  Cost less in the end.  Just a note similar to your incident - I had a friend who bought a house and when she moved in discovered the seller had replaced all the new faucets, lighting fixtures with the old ones before he moved.  (Unfortunately, she decided to buy a FSBO and did not want my help so she was on her own.  A final walk thru would have discovered this).  Too bad but it looks like your buyer had good service and did not let poor sellers keep them from enjoying their new home - Congrats

Bill - I've had several purchase transactions in the past year where my borrowers were purchasing a short sale and the sellers stripped the home right before the final walk-thru.  SERIOUSLY!!!

While I understand their anger and desperation towards their lender, my borrower hasn't done anything to them but purchase their home.  I also fault the LA's for not advising clients against that and to do so would be a serious breach of contract that the buyers could sue for.  While I haven't had any of my buyers sue for this, one day some buyer will. 

Fortunately for my buyers who have been victims of this kind of stunt, they have always been able to receive restitution, however, only after screaming breach of contract and contract cancellation.

Janet - Fortunately for my borrower, everything did eventually work out (after a week or so of haggling) and she was happy to finally be in her new home.

Those pictures of you with the commission check are sort of cheesy, but cheesy in a nice way. In fact, I'm getting a kick out of them and think you should continue posting them. LOL. Too bad the deal had problems toward the end but hey, don't they all? At least it ended well, and that's what really matters.

Elizabeth - You had it right in the first sentenance - THEY'RE CHEESY!!!  LOL  However, I'm getting a kick out of them too.  I think it's important to let other bloggers know (especially my fellow MLO's) that blogging and AR does generate new business.

I've been blogging for less than two years (22 months to be exact) and I just closed my 7th AR transaction; a transaction that started out as a lead from my AR blog.  This week, I just opened escrow on what I hope to be my 8th AR transaction.  Now that's not the kind of success story that a lot of other rainers have but there's also a lot of members who have been here longer and especially a lot of newbies who have yet to have one AR transaction.

While leads from my SOI are still my greatest source of business, leads from my AR blog are starting to add up and hopefully they will continue and it's important that other members know that this whole blogging thing can and does work.  JMHO

hahaha!  I am having the worst time with title issues and uncooperative sellers these days - more than lenders or appraisers so I really feel your pain and the boyz thought you were special enough to receive their personal congrats :wink:
