Dezigner Digz is proud to share its very latest home staging success story. This out-of-town property was in need of updating prior to sale. We recommended to the homeowner that the orange broadloom be removed from the living room and that the wallpaper in the dining room be stripped. We made many other suggestions as well that the homeowner was willing to have carried out. This savvy homeowner realized that home staging would be necessary in order to make the property appeal to a broader range of potential buyers.
Being a small town, word was out that this property was going to be going on the market at some point. During the home improvements portion of this staging project, which Dezigner Digz also played a part in, the homeowner received a call from someone that wanted to come over and see the property.
In fact, the updates were just getting started when the young gentleman stopped by for a viewing. We were there (starting to remove the orange broadloom) at the time of his visit. We didn't get the feeling that he was very interested in the property. The homeowner didn't hear back from him and therefore, she made the wise decision to continue full steam ahead with the improvements and staging.
Several weeks later, once all of the updates were completed and the property had been staged, the homeowner received another phone call from the same gentleman. Apparently he had been looking at other properties in the area and wanted to take one last look at this one before making any decisions. At this point, the property wasn't even listed with a Realtor® yet and wasn't on the market. Hiring a Realtor® was next on the homeowner's 'to-do' list. However, she agreed to allow the gentleman back for a second visit anyway. The result?
We are proud to announce that once he saw the same property again after it had been updated and staged, he decided that he wanted to buy it. In fact, he purchased it for full asking price. THAT'S OUR BEST STATISTIC YET - ZERO DAYS ON MARKET AND SOLD FOR FULL ASKING PRICE!!!
I wouldn't recommend selling a home without the assistance of a Realtor®. It can be risky if you don't know what you're doing as well as very stressful. Besides, who has the time to wear the many hats that are needed in order to sell a home? In this case though, it's just how things unfolded and the homeowner was very lucky that things worked out so smoothly.
Did the home staging help? We sure think it did and so did this very happy homeowner. It's a good thing too, because did I mention that the homeowner is my Mother-in-law? ;-)
