Open Houses Don't Work!

By
Real Estate Agent with Coldwell Banker

I just had an open house house yesterday on the above home.  It is in a great area of White Plains called Gedney Farms.  Yesterday was a blistering hot and humid day.  It is in the middle of July.

This home has not been publicly marketed in over 50 years. So maybe there were some curious neighbors.

Over 20 people (Groups and or couples) showed up, I ran out of space on my sign in sheet.  THere were at least 2 people that seemed seriously interested in the home.

It is interesting that I met many neighbors and some that I haven't seen in over 15 years.

Open Houses work well in our area.  Do they work in yours?

I think it depends on the location.  Anything in Gedney Farms gets a good response.  Jefferson Place where I have had several listings tends to get a decent response.  Other areas - not so much.

Glad you were able to reconnect with many people. I'm not a realtor, so I can't give you the best perspective here. But, considering how the weather has been here in Westchester lately, that is a great turnout.

i am finding in general attendance is quite poor.  For the time and effort put into an open house for 2-4 unqualified buyers to come through I could spend the time marketing the home in other ways.
