Supra Lockbox Activity Week Ending 7/11/10
NOTE: The Supra Lockbox is the magic access key that allows agents to open the doors on listed property. It also keeps statistics, and as you can see, there has been an INCREASE in activity for Oregon, which also includes Portland, OR real estate activity. The Metro Porltand market is the largest in the State. But this is an all encompassing Statewide stat. Keep in mind: This does NOT mean that sales, closed transaction, inventory have INCREASED or DECREASED. This does NOT represent INDIVIUDAL BUYERS looking at property. This just demonstrates how many times the Supra Lockbox was used during the week.
In last week's (week ending 7/4/10) report I wrote: The decrease of 6.6% might be due to the 4th of July weekend, which I thought would, certainly, equate to less buyer activity. The numbers to watch, at least IMHO, are what the month of July will do compared to last year when activity level was over 20,000 and holding steady for about 2 months.
This week's report: We're just at the same level we were two weeks ago. The drip from the 4th weekend, and now the slight increase. If you'll notice the spikes in activity level were at the same time of the tax incentives. They level off in May when the incentive, affectively, was over. For the past 10 weeks activity seems to be level. No major changes, and it's very constant.
BUYERS: What that means for you . . . the properties you have interest in might / might not have the level of activity as expected. These showings are for the RMLS Supra lockbox in the state. The Portland, OR real estate market might have slightly higher levels of activity.
SELLERS: Check and see with your listing agent if the STAT above is holding true with your property. Are you getting any more showings, or has activity level dropped??

Carla: This is the first time I've seen this kind of data presented. I like your disclosure about what it doesn't represent - and I like your observations about what it means to buyers and seller.
