The first mistake most FSBO's make (and it's a costly one) is to put all their efforts into attracting potential buyers! That may sound crazy but it's true. Without a doubt the MLS is the most important tool there is for bringing in potential buyers. But, the thing FSBO's forget is that the majority of MLS users are agents. That's right. As an experienced REALTOR® I know that when I market a home I am really marketing it to other agents!
As an FSBO you will have to weed through scores of "lookers" over a period of several months or even years to find the right qualified buyer for your home. But real estate agents represent scores of qualified buyers any given week. Get the attention of real estate agents and you drastically increase your selling potential. But, here's the catch... The commission charged by listing agents is usually split with the buyers' agent. That's how they are compensated for the hours and days they spend with their potential buyers. When buyers' agents look for houses to show they will avoid FSBO listings for the obvious reason-no compensation! A good REALTOR® will know how to market your house to other agents, and thus find you the right buyer in the shortest amount of time.
