Often tenants will want to make a home reflect their own tastes and preferences.  This is a good thing for landlords as the more they invest in the property the longer they are typically going to stay.  Hanging pictures, planting flowers are all relatively common.  The question is where is the line from accenting a property to dominating it.  It really is a grey area.  Homepointe hands out move out and move in instructions so tenants have some type of understanding what is or is not ok.  I always tell the tenants to put in writing what changes they wish to make or what accents they propose to "improve" the rental property.  We always encourage digital pictures to document the property before and after every tenant moves.  I lean towards letting them do some work as long as there isn't any compensation expected (rent credits, etc) so as to not create the liability of a tenant/employee situation.

James * GREAT POST * I am a FIRM believer in NO ALTERATIONS to the rented property....they can ASK and I can say NO....Tenants' ideas of UPGRADES are RARELY actually PROPERTY UPGRADES...no repainting; invisible fencing is OK; no changing appliances and NO wallpapering or plantings....they can use container plants that they can take with them AND that won't die when they don't water them and make the property unattractive!!!

Many times the work done is substandard and often too the work never gets done.  Rent credits are surely a bad idea.  If the tenant wants to install or upgrade something at their own expense and have the work done by a local professional that is usually not a problem but those situations are few.

It is interesting the ideas a tenant will get to personalize a property--consistency by the manager is critical to avoid problems.
