So who are the worst and the best banks or loan servicing companies to deal with on short sales, and why?

Just wanted to take a survey and ask everyone, based on your opinion and experiences, who are the best and/or worst banks you have deal with on short sales?

This can be any of your experiences on both the buyer or seller side.

Do you see any improvements over the past year with any of the banks?

Any recent positive success stories to share?

Any recent "not-so-positive" experiences that made your hair hurt and your teeth itch?

Inquiring minds want to know.............

Well I have had nightmares with Chase... BUT... Wachovia and HSBC are awesome, also a few of the smaller banks.  I closed two short sales last year one in 10 days and 1 in 30 days.

I've had numerous problems with BOA. But the Equator system is supposed to have improved things.
