Yesterday, you may have read the Article in the Tampa Tribune regarding foreclosures sweeping the nation in massive numbers!  F.A.R. recently reported that a recent realty trac statistic showed that the Tampa Bay Area ranks 24th in the nation for foreclosure filings.  It's said that one in every 79 households earlier this year have filed for foreclosure.

What does this mean to you?   Well, if you are seeking a real bargain in the Tampa Bay area, you're VERY LIKELY to get it!   However, Be Prepared because the lenders have also taken strict measures to ensure their continued presence in the lending business!

Saddle up because if you are self-employed (cannot verify income), don't have a down-payment, have less than prime credit, or lack plenty of reserves, you could be turned down for a mortgage.

While many may not qualify for that loan (that DID just a few short years [even months for that matter] ago), there are plenty with the ability to qualify that will relocate here.

With cities like Detroit, where job losses in the auto industry have wreaked havoc on the local economy and housing market, reporting one filing for every 29 households, comes in second in the nation!

I was born and raised in Tampa.  I have been practicing real estate in Bradenton for about 14 years now.  Our market has been hit a bit harder than the Tampa market.

It's nice to meet a Tampa agent who has a handle on the market.

The Tampa Bay area is a wonderful area to purchase a home and right now we are seeing an increase in business down in south Sarasota County! People realize the market is not going to stay low forever and it is a matter of 'get off your duff and do it now' or be left behind when it starts to swing around again-

On a serious note, I do feel bad for all those people that took loans that they could not affort because they trusted their mortgage broker - all the change with the mortage industry should put a stop to all the nonsense, or at least slow down the crooks that sold products to people that were clueless!

Agreed!  TLW's blog earlier has a lot to do with WHY we have what we have here!  Over-inflated prices, Bad Mortgage loans, and an abundance of "so-called" investors have created this market we are in today.

It makes me ill!  At same time, there is a LOT of opportunity out there right now!  For the people with a recent forclosure, if they re-purchased under a lease option or a contract for deed, they would be in a great position to refinance into a better rate / loan program as things improve and RE-Stabilze out!

There are so many sellers that are dying to move their property, rent it, anything to avoid foreclosure!  Where opportunities are missed, others can be found!  Someone moved the cheese is all!

I agree Jack, there are other places that have it WAY WORSE than we do!  We have plenty of jobs and GREAT deals on Real Estate!!  Look at Michigan, no jobs, housing prices are lower than cars!!

I had no idea that the newspaper is saying it is so bad in Tampa Bay! They may be reporting foreclosures but they seem to overlook all of the regular sales that are taking place!!!
