Making Lemonades Out of Lemons...Painting After Staging!

We had the privilege last week to work with some very cooperative sellers of a 3 level, fully finished townhouse in Centreville, VA.  In preparing their Centreville townhouse for sale in Sully Station.   I recommended they remove a kitchen border and paint the walls to freshen up and given some wow impact when you first walked in the home. We didn't have much time so they initially passed on that suggestion.

The border had lemons on them and were on white walls. We staged the house with the border and no new paint, but after staging the entire house the owners were motivated to go the extra mile and modernize the kitchen.  Even though we only had one week between when we took the listing and put it on the market, the sellers agreed that it was needed and took down the wallpaper and painted the kitchen walls a pale yellow.

Would you agree the after picture is so much better?  The kitchen is seen as soon as you enter the front door, so the color choice and updating the look was critical to make a good first impression.  I love how small things can make a big impact.  The owners spent less than $50 and after some sweat equity made a big difference in their home.

Although we are seeing steady movement in our real estate market here in northern Virginia, staging and first impressions make that all important difference.

This home is on the market now and is ready for some new owners!  There is still time to purchase before our 2010 school year starts!
