Well Technician or Realtor? Cary NC

Last week while trying to get a home closed for my seller I was asking myself, am I a Well Technician or Realtor?

 In this case both!

 That is what I needed to do to get this home to close successfully.

Let me back up a bit.  My sellers already relocated to Baltimore from Cary NC area.  We were in the final stages of repairs when the well failed the all important water test inspection. With the sellers out of town I received a panicked call.  The well needed to be chlorinated and the test needed to be retaken that day or we would not have the results back before the closing.  No well technicians were available to get the job done in such a short amount of time.

Let's remember I'm a city girl from Cleveland, what did I know about wells?

I thought how hard could it be?  So asked my seller to walk me through the process.  

Chlorinating the well:
  1. Buy 2 gallons of scent-free bleach
  2. Locate the big fake rock in the front yard.Well Technician or Realtor? Cary NC-www.LindaLohman.com
  3. Remove covering.
  4. Remove the PBC pipe on the top of the well to reveal an opening.
  5. Pour the bleach in the opening.
  6. Place hose in the same opening and run water wide open.  This will flush the well.
  7. Open the other spickets. Again to flush the well.
  8. Do so until chlorine smell is gone
Within a few hours the Well Inspector arrived took a water sample to test.  We all held our breathe because it would take 18 hours for the results.

That took us up to the time of closing.....cutting it close.

My clients were arriving from Baltimore and the test was still pending.  The closing had to be moved from 10:00 AM to 4:00 PM to allot enough time.
About 2:00 PM the water test arrived....the well passed!  We closed !!!!

Well Technician or Realtor?  Being a Realtor is doing what needs to be done to get the home closed.  So that day I was a Well Technician.

i used to sell a lot of homes in Southern Wake and Johnston county. They all had wells and I have chlorinated my fair share of wells. I is really pretty simple but it sure takes a lot of time to get rid of the chlorine smell. Your sellers were lucky that they had a hands-on agent working for them.
