What a beautiful home at a great price!!  I love the bathroom tile and that gleaming Tub!  Looks like Mr. Clean is back in town.  This one should sell quickly, it's charming.  If only I were closer to Pikesville!

Brad, This one is a beauty and the sellers are so special. May have to write a blog about them. So how much do you think this pretty home would sell for in your area?

Hi Margaret - what a great showcase this is on this home!  It shows beautifully looking at these pictures, and clearly it's been very well-cared for.  I wish you a quick smooth sale on this beauty!  Seems like a lot of beautiful house for that price.

Margaret.....

I have been posting listings but with only 3 or 4 photos in my blogs with links to my Website/Virtual Tour if they want to see more about it.......

Should I add more pictures? Should I add more info on the home?

What do you think, Mrs. Rome?

Is a LOT of information initially a good thing or should just a little be given so they want to GET more...?

Alexander, I think your listings look fine with your links.  I prefer to use lots of photos and desriptions and find that I am getting good results and positive comments from my clients as well as buyers, sellers and agents.

Good listing treatment, Margaret!  Well done!

Alexander:

The "give 'em a little so they want to get more" was a valid strategy pre-Internet.  To succeed on the Web today, give it ALL to 'em!  Why? Because they can find it somewhere on the Web, and YOU want to be the information source for today's Internet consuymer!

In addition to a lot of photos, you would ideally have:

  • A virtual tour
  • Neighborhood information
  • Area information
  • Maps
  • School information
  • Downloadable flyers
  • Downloadable property information (termite report, home inspection report, etc.)

The consumer goes first to the Web for information.  The agent who provides the most information via a Web site and blog does more business than the agent who does not have these tools.

Interesting comment on Margaret's initial post on getting the listing: she met them at a gas station and they stayed "in touch" with her for a long while due to her great Web site...without her knowing it..

That's the way marketing works in today's Internet world!

(Margaret: Ellie and I are looking forward to seeing you and Lee Thursday night!)

It's a great day here on the lake in Reston...hope it's a great day wherever you are, too!
