I am researching what someone needs nowadays to purchase a home. I'm not sure if the information I am finding is old, though, since things are rapidly changing.

If someone wanted to purchase a home today, what are the things you'd ask of them, the things you'd look for to approve them for a mortgage?

Crystal while there are many changes going on the main things are still the same, the core if you will ---Job Stability, How they get paid (W2 or 1099 or SE) , Assets and Credit.  Anything for a Down. And can we prove it all.

While I am not mortgage, I would ask:

What their credit score is like, how much they could put down, how much in assets they have & what their income is like. After that I would try to get their permission to have my lender give them a call!

This is market research, not advice to give a prospective buyer. I'm writing letters for a drip email campaign. I'd like one of the letters to discuss what a buyer would need to qualify for a mortgage - in very general terms since I don't know much about the people who will be getting these letters except that they asked for more information.
