Wouldn't it be nice it an owner occupant always had the first 30 days of a listings exposure guaranteed to them.  I have read the investors got us into this mess when they snapped up all these listings and then dumped them on the market.  Artificially inflating prices.  I check comps in areas and the amount of cash sales shows me the average buyers can't compete.  I put a home on the market and in 5 days had 4 offers, one cash and a 2 week closing.  What amazed me even more, the price offered was well over what it was worth.  It used to be when an cash offer came in, they were looking to steal the home.  Times have changed.  Good news in Las Vegas, NV values in some areas are upward again. YEA!!

Melissa, I don't know about your state but here is Florida NSP's are doing many cash purchases. In many cases they are paying full price thus pushing many buyers out.
