Over the weekend I wrote a a blog about a  house that was for sale which had no curb appeal.  Although the house was cute, it lacked that slow the car down and check out this house.  Your yard believe it or not has to impress potential buyers...its the first impression.   Here are some tips for staging your yard by Harmonizing Homes

  1. Your front lawn is the first thing that buyers see when they drive by, so make sure your lawn is cut, and edged.
  2. Prune any branches that may be hiding your home, as we saw in the picture in my blog "what is wrong with this house" the house was hidden by this tree, which needed to be pruned.
  3. Mulch around the trees and garden it will look so much neater and fresh
  4. Edge all of your flower gardens...all you have to really do is use a straight edge shovel
  5. Power wash everything...your side walks, deck, house ....cleanness counts
  6. Plant some flowers for color if you don't have flowers planted, or pot some flowers for your walk way or steps.  This time of year it is a bit difficult however, there are still Zinnia's out which are nice a bright and the mums will be hitting the market soon.
  7. Sweep the street in front of your house, and make sure that the weeds are pulled between the curb and the street.

Hang some window boxes.... you can fill the window boxes with seasonal flowers and Kale for the fall

Create an outside seating area - a small converstional area perhaps around a fire pit.  Place some potted palms around.

Don't under estimate the power of curb appeal.....The appeal will get the potential buyers to at least stop and write down the address and phone number of the agent.....

This post reminds me of a listing I showed a few years ago.  The agent stated in the remarks that the yard was "no maintenance".  I wasn't quite sure what that meant until my and client and I pulled up to the house.  The entire front yard was concrete...painted green, with plastic flowers in the flower pots on the front porch!  My client immediately said, "keep driving"!

I've read some excellent advice here on AR about indoor staging, Corinne, but this is the first staging post I've read that discusses outdoor staging. (And it makes absolute sense.) Unfortunately, in my Southern California area, there are so many short sales and REOs, it's common to see yards completely void of life. (Of course, those yards have a huge negative impact on the home's perceived value.)

Excellent points.  I love the point about edging - so many people forget to do that.   And yes, powerwashing a front stoop or siding can literally make a place look new.

Attended Rain Camp

"You never get a second chance to make a first impression", applies to houses as well.  The home could be drop dead gorgeous on the inside, but if the prospective buyer is turned off by the exterior presentation, they will never look inside.  I find that the exterior is usually a good barometer for what the inside will look like.

Thanks for the tips. We try to keep the porch swept and looking nice too. People spend more time there while the agent is trying to get the door open, it has to look good!
