Start with 10 listings available on the market, none priced more than 50% of the area average and none overpriced.

Mix in extensive Internet marketing and a pinch of Active Rain blogging.

Allow to sit, mix additional marketing as opportunities become available.

Bring to simmer.

Freshen marketing photos as seasons change.

Provide feedback to clients and regular market updates.

Respond promptly to all agent inquiries.

Respond rapidly to all consumer inquires.

Mix periodically to bring listings additional focus as needed.

Leave town to attend brother-in-law's wedding or vacation with limited Internet and fax capabilities!

Kay, Isn't it?? In this case, not really a restful trip. Seven hour drive there Friday, Saturday wedding, driving back Sunday.

Shelley, Murphy (evil #$%% that he is) will only do this if the vacation is for real. Scheduling to trick him results in severe payback!

William, It seems to work & tastes delicious, but unfortunately we don't take too many vacations! Something about real estate keeping us busy? We tend to wait until October or so!

It's like writing an AR blog post and going to the pool. Every time I write a blog post and then go to the pool for the day *poof* featured post. . . However, I also get sunburned beyond belief. That's how I knew the last post was going to be a good one. . . I look like a lobster!!! ;)

So maybe if you go somewhere that you can not be reached at all ( and if my theory of non-availability holds true), you would get offers on ALL your listings! (Ok, so there are a few flaws with that idea. . . .but I still like it!) ;)

We like the idea too, but I suspect Liz would go to the asylum if all 10 got offers at once. Under normal circumstances, she does all the negotiations. She can be MUCH nicer than me when people are acting "less than smart". My tolerance for BS is not as good.... although once she's off the phone and it is verified OFF, that's ANOTHER story!

Sounds like you've got your magic recipe! Hit the pool! We live in the woods, so a pool wouldn't work so well here. I guess for you, time for aloe vera and lots of it!

Both of us have BBs, so whenever I start seeing the comment notification emails start to roll in several hours AFTER posting, I know we've hit the front page! Assuming you have your email notifications turned on and working? That way you don't have to make your adoring public wait for your responses on your features :) ... and you'll definitely have more!

We'll be a bit quiet for the next few days, back home Sunday evening. Got to get my 10th blog in for the week so I don't miss an opportunity for the points. Up to 42 on that imaginary ladder as Inna said... although 42 is the answer if you're hitchhiking....

Thanks! So far, no offer... but during the 7+ hour drive, one email to set a prelist appointment and a call for more information on one of our listings that has been very quiet for a month.... maybe it's working!
