11 Steps To Prepare Your Listing For Inspection:
•1. Change any burnt out light bulbs. This will help the inspector quickly determine if the switches are working or not.
•2. Change the A/C filter. A fresh filter can make a significant difference in the efficiency of the system.
•3. Clean you're A/C vents. Dirty vents and ducts are an obvious sign of neglect. You may also want to consider having the system serviced by an A/C technician.
•4. Open the attic access and clear any storage in the attic. The inspector will need to move around in the attic and excessive storage can hinder visibility and access.
•5. Check all sink drain for clogs. This is a simple repair and can help to reduce the number of issues in the home.
•6. Check the sprinkler heads. Make sure no sprinkler heads are leaking and wasting water by spraying on the house or driveway.
•7. Seal any gaps in the exterior doors. This will also the save you money on utility bills.
•8. Check the windows. Be sure all windows open and close easily. Stuck windows can be a safety hazard, preventing an emergency exit in case of a fire.
•9. Reseal exterior windows. The caulk around your windows will crack over time and can allow water into the walls.
•10. Reseal any cracked caulking in the shower. This is the barrier between the drywall and the water. Wet drywall can develop mold.
•11. Change the battery in the smoke detector. A non-functional smoke detector is a safety hazard to you, your family, and the new buyers.
