I was reviewing a column by Misty Williams of the Tribune newspapers on what the high end market is doing is Scottsdale. Since Scottsdale has limited land left she reported that most of the land that is being purchased now are small partials for custom homes. These multi-million dollar homes are still selling and developers are still able to sell them. There are some new homes being built in 4 particular areas now.
The Ranch at Stagecoach Pass will be 2 acre parcels with huge homes on them. Only 10 homes are going to be built in this area and you can imagine what they will sell for.
Portero is another subdivision being built and will consist of 65 custom home sites on 190 acres. This project is located near the McDowell Sonoran Preserve. The lots are expected to be between 97,000 to 280,000 sq. ft.
Next is Vivienda, a 25-home subdivision being built on 75 acres at the northeast corner of 128th St and Pinnacle Peak Road. The lots here will range from 97,379 to 155,380 sq. ft.
And the last subdivision is Artesia, consisting of 480 condominiums and townhomes ranging in size from 750 to 2200 sq. ft. It will be located on Scottsdale Rd north of Indian Bend.
According to Misty Williams of the Tribune newspapers, developers are busy buying up these homesites and forging ahead with development, even though the home market has slowed. These properties should be very nice and a welcome addition for the City of Scottsdale.
