Real Estate as a team! Fade or Future?

By
Real Estate Agent with Gardner Realtors, Licensed in La.
I was reading one of Ken Smiths blogs on working with sellers and buyers. I think working with everybody works great if you are working as a real estate team. I see more of these teams forming. We are beginning to see it in this market. Is it a fade or a future model. I know you need it for larger projects. It works better when you do work with a lot of buyers. Its not easy to form a good team but I sure some of the bloggers have had success and have built a vaible business model. Is this going to continue? You will have more expertise but everyone will need to pull his or her weight. I was thinking of the pros and cons of each model.

We used to have "mom & pop" real estate offices.  Now we have mega offices with "teams".

Not much difference.

I have noticed and find myself getting annoyed when working with a team.   I never know who is in charge of what, who I should talk to or basically who does what and to whom.

Occasionally I request to speak to the "LICENSED" member in charge of the team since so many teams get into the habit of letting UNLICENSED people do their chores for them.  This is a bad thing. There is after all a reason we are licensed...yes?

I guess you could have a two person team and that makes for easy communication. I still think one person needs to be in charge to channel the teams energy.

Eric,

I am the team leader of a team of  2 agents, myself and a licensed client care manager.  2 of the 3 have been with me over 5 years.  Our roles are clearly defined and we have good systems in place.  I basically run the team, take listings and generate leads - that's what I do best.  I'm getting too old to work with buyers anymore.  Feel free to call me anytime.

Eric,  I don't look at 2 people as a team although I'm sure they could call themselves such.  In my area teams are very large say 6 plus people.  Those are the ones that baffle me.

I find it is easier to get things done when you know who to talk too.

I'm sure Linda Davis has her team in order.  Old maybe too old to show homes, but it's not to old to be smart!
