Finding Investors - Are You Qualified To ROCK?

LESSONS LEARNED FROM THE REAL ESTATE SEMINAR WEEKEND

I was lucky enough to sit with some investor people over the weekend in Metro Detroit. The subject came up of how to find investors for your real estate business. When it came to finding partners and people you could go into business with you could ask --- the person sitting next to you.

Hmmm..... problem.

You see, we are in Metro Detroit, and sitting in the BOTTOM of a cycle. Some experts say that we are sitting in the rock bottom.... of that bottom. And the problem here is that everyone I talk to is broke. Of course you get a lot of braggarts who claim to have millions of dollars tied up in different assets. On that level, everyone you meet in Michigan is a "millionaire" of some sort. I know a lot of broke millionaires in Metro Detroit.

The question I have is how long do you want to sit around and wait for something to happen. Without getting too negative on my fellow phony millionaire buds --- I must admit, I would opt for the real deal. I would not buddy up to the average guy on the street and go into business with them.

Consider for a minute that these investors actually conjured up 3.8 million dollars of new investor money in a single day. This guys are artists. And you can use the web and sales copy to cut through the muck and get to the real investors out there.

I'd rather start there.....

USING BLOG MEDIA TO GET TO THE TOP OF THE SEARCH ENGINES

I wouldn't recommend just throwing up a few blogs and waiting for the phone to ring. You will have to get aggressive with your approach. I would get your website in order so you can attract the kind of people you need for your deals. And I would prequalify them.

There are certain buzzwords that serious real estate investors look for when you call them. Keep in mind that you have to know this language in both written and oral communication. If I wanted to attract real estate investors on the web I would want to use that language.

There are blog sites right now that you can use to push your site up in the rankings. These are not Wordpress or Blogger sites --- although you should be using them in your campaign. There are other sites that you could post on that will do the job a little more effectively.....

Here is what I found out.....

* Use blog sites that have a PR7 ranking or higher
* Use real estate investor keywords - throughout your salescopy and websites
* Get some sort of name capture device on your websites
* Work on a one sheet FAX that has your ROI information on it for investors
* Post your information in cities that have a revitalization initiative

Now.... for the rest of the good news. I heard this cycle of buying rental and commercial properties is going to be around for a long time. We are at the beginning of something big here....

Get a handle on this web stuff.......  I just bought three sites this weekend.
