Advantages of  a pre-market inspection:

Preston, sound like good advise to get a pre-inspection (as long as the owner is willing to fix t he items found).

Like the joke. I tell my sellers the advantages to a prelisting home inspection. It truly does work wonders for the seller. I have one that am getting ready to close, the buyer took the inspections we had and simply decided not to have their own. Home was on the market 17 days. Well worth it for all involved.

Hey Preseton, I agree with you on a prelisting inspection. I always suggest it to my sellers but it's up to their comfort level. many of my sellers sees the benefit on pre-inspection. Thanks

Yes, I have seen that happen, too,  when the buyer accepts the pre-inspection.  Around here, for a smaller fee, the pre-inspector can give a personalized overview of the home with the new buyers and it is a very good education on the quirks and "personality" of that home. Well worth it!

I'm in favor of pre-inspections too.  Some inspectors ARE scary, and sometimes they're wrong. Getting a pre-inspection can save the seller from wasting time and money during the under contract phase.

Hi Preston, great points well made.  I am a big proponent of the pre-listing or seller's inspection.  The seller can really use the information to their advantage.
