I just finished reading a fascinating article in Barron's, July 26th edition, called a "Renter Nation".  Since I'm a Realtor in Colorado Springs as well as I'm a Real Estate Investor, it really got me thinking about buying some more rental properties; as I think the Colorado rental market is going to hold strong for a long time.

Here's some of the key points in the article:

** The number of US households owning homes has slid from a high in 2004 of 69%, to 67.2% in 2010.House for sale in Falcon Colorado

According to the article, there are variety of reasons for decrease in homeownership

** The Recession of 2007-09; which has continued to affect jobs, kept wages lower, which in turn has contributed to record home foreclosures.

** Tigher financial requirements and stricter credit requirements to qualify for a loan.

** Higher downpayments required to get a loan.

** Pure demographics, as there is a decline in the number of housejolds led by people 35 to 49 years old, a prime age for home ownership.

** More demographics as there is a huge increase in the number of households 50 years or older, because of the baby-boomer effect.   Many of these households are downsizing and well as moving in apartments.

Seems to me it's a wonderful time to buy investment property

Low prices, buyers markets, and a strong rental market.
