This is a nifty little service that was introduced to me by fellow Active Rain member Stephen Joos who works with HouseFront.  At first it seemed to be just another widget, but after I researched it more, I found this to be quite a useful tool, not only for us industry "techies" but consumers as well. 


You can use this FREE widget on your Blog, or your website, but I really like that it can be used on your cell phone while you are mobile, anywhere in the world.  All you have to do is text your property address, city, and state to (house) 46873 on your cell phone, and 30 seconds later, you have the property info, owner, price paid, and estimated value of the property.  (In most cases) Find Real Estate Valuations for over 100 million homes! 

I spoke with Stephen over the phone a couple days ago, to ask some of the very questions I know many of you'd be asking.  I was very impressed with his knowledge of the product, experience, and his customer service.  This is the only tool I am aware of that offers this type of service to you on your cell phone.  I have not researched any others, but this is the first I have seen or heard of this.  I Like It! 

I have added this widget to my Blog to feature this month.  I am also putting it into this post for you to test and see what you think.  This is not a paid advertisement or a commercial, I just felt compelled to share this with my fellow Industry Professionals and the consumers who may like to know about it.  Put in Your address, you know you're dying to find out what it will say.  Then try the "text to your phone."  When it comes to having the tools to impress for success, and for less, I'd add this one to the rest.....it passed my test!  :-)


Edit Update: HouseFront.com just rolled out a new feature called "Send to Cell", so now when you type in an address, and then have the information sent to your phone. This works from the widget as well and requires no updating if you are currently using it. HouseFront also tracks all of your text message searches on their website for your tracking and future use.

I tested two home addresses and the pricing was fairly accurate.  Fun little widget, nobody can resist putting in information "just to see".

Pretty nifty tool...This could really come in handy on a cell phone or pda when your with clients.  The data wasn't exactly accurate IMO but close enough.

Tracy - it's cool, it's easy, it's free, but not always the most accurate. In this market, whose is?  The best thing I could recommend, is to use it in conjunction with your other CMA tools. You're right, when on the road or with a client, it's the only tool out there offering this type of service. Thanks!  :-)

Hi Brad,

 Just read your post and I tried the widget and I used my own address.  It can back saying for this area it is unavailable.  Oh well   It sounds like it would be a great tool!!  Thanks anyways

Was the property in Rome, GA?  We do have 90% of residential properties in our system.  There are many reasons why a property may not be in our database.  Newly built properties, and properties in sparsely populated areas can be a couple reasons.

Try a couple more properties, if they still aren't coming up feel free to send them to me, and I can take a look- marketing@housefront.com

Brad,

I am glad at least somebody thinks my house is worth that...Thank God the thing can't look inside and see the mess my kids made. Actually I have an idea, it should know if there are kids in the house and if they are boys and cut the value accordingly. For my kids I would suggest 50% .lol. How in the world do you find this stuff? Thanks that you do.

I tried texting one of my listings to "house" and got a value of more than $100K above what I have it listed at. I guess that is better that Zillow, which shows it about $200K less than the list price. I think these systems need a lot of work. That is why the public still needs agents.

Faina - I have 3 boys 10,15,and 21!  You're preachin to the choir sister!  We have no value on our house, I'd have to pay someone to take it!  LOL!  Seriously though, when we ran our home, it was very close to accurate, at least I'd like to think so.  The property information was right on, but the value may have been a little high!  Wait a minute, isn't that a good thing? :-)

Rich - you are absolutely correct! It's not these tools that create the need for agents, it's the agents experience and knowledge how to use these tools that makes them in demand!  Right or wrong, close or way off, consumers will come to trust YOU more and more as these tools get refined and become more accurate!  Thanks for your comment. Dionne - better late than never...(just kidding)!  :-)  This is really pretty cool.  I was fortunate to be one of the first posts about it.  I just saw their commercial on TV a couple days ago. Looks like they are doing some pretty heavy marketing.  There is no other tool quite like this out there right now. I hope you find it useful and convenient for your business.  I know I do.  Nice to hear from you again, thanks Dionne!  :-)
