I'm here to argue that size doesn't always matter! Many say it does...'the bigger the better'--but I say, often it doesn't really matter at all.

Of course, I'm talking about a home's SQUARE FOOTAGE! (What did you think!)

I know most buyers and agents search for properties based on price, of course, but also on square footage. But this narrow search field can miss some awesome homes that are well-designed to maximize the square footage for a very livable home.

Have you ever seen those huge homes with drop-down family rooms, step up master bathrooms, walk-through bedrooms and empty landings you can't do anything with? That's all weird square footage that can chop up a house and turn it into a maze. A well-designed small home that flows and can often feel larger that a home that actually has a larger square footage.

I've lived in a lot of small spaces in my adult life including a studio in Manhattan, a studio in Japan, a 1-bedroom cottage with 520 square feet, etc. Small is easier to clean, heat & cool, decorate, you don't collect a lot of junk, and it feels warm & cozy rather than big & sterile.

Also, typically smaller houses sell for more per square foot but it's usually financially better to have a smaller home in a great area than a bigger house in a not-so-great-area.

As you look for a home, forget about square footage for a while. Conduct your search by price and the number of bedrooms and bathrooms, but be open minded about the actual square footage of the home until you see it and how it flows. You might be surprised by what you find...you might find your dream home!

I really think it depends on the person and their desires and needs.  I often meet people who just want big for big sake (welcome to Texas).

I used to live in Texas and I think wanting big for the sake of big is because of something they put in the water there.
