Did you get feedback for showing of your listing?

I am always surprised at two faces of some of the agents - as a listing agent, they want the feedback as soon as the showing is over and as a showing agent, they would expect to 'hold on' for a while as buyer may take time to decide - and sometimes, feel not necessary to provide the feedback - since no feedback is same as no interest. I don'y know how fair it is, but I always felt that feedback is an important part of our business. Honest feedback may help seller realize about the right price (if overpriced, of course) and help home sell! Response related to 'turn on' and 'turn off' may help seller to 'stage' the home appropriately for guests.

Let me tell you the reason for this blog, too. I was little upset with an 'honest' feedback for my listing - which, IMHO, is supposed to be priced to reflect the location. It is almost 25% below market value for such homes elsewhere in the town. The seller is aware of the limitations and so am I. This may be perhaps one of the lowest $/sq ft home in the whole town - and guess, the feedback I received: The home is overpriced (in buyer's eyes!) Since the buyers are not requested to fill in the feedback form directly, it is expected that showing agent will convey the message from the buyer and will not provide his or her own feedback. I hope this is what really is the buyer's opinion and not the showing agent who was unhappy with the location.

Nonetheless, I just wanted to find out from group regarding getting the feedback fro the showings of your listings. I'd appreciate if you can share your experience regarding the feedback on your listings or feedback from you as a buyer's agent.

The very first question is: Do you get the feedback for your listings?

How long does it take for you to get the response/feedback?

What do you use for feedback - a call or an email? or any other automated service?

If email, how many emails you send before you get the response?

Do you use any third-party service to schedule showing and getting feedback?

And last but not the least - most important question: if and when you get the feedback either way, how honest is the feedback? Is it buyer's response or agent's response?

Now if we turn the table and assume that you represent a buyer - ask the same questions to yourself by replacing 'give' for 'get'.

Let's hope we make the world little better to live and provide honest and upfront response for our buyers. The charity begins at home, true?

Praful:  I use a service called Centralized Showing Service.  They set our appointments here in Fort Worth, and also send out automated requests for showing feedback.  When I get those requests, I always give feedback to those Listing Agents.  They need to get back to their sellers, and I think giving them feedback is the right thing to do.

There are always some buyers agents who crab and complain about their "fiduciary" responsibility to their buyers, and will NOT give feedback, but I think that is just baloney.  They, themselves, can give some sort of helpful feedback if they wanted to.  Just wait until THEY are the Listing Agent, and THEY need the feedback.

I contact the buyer's agent the day after the showing via email and usually get a response within a day or two.

I try to get feedback the next 48 hours after a showing. The other agent does not always call me back so soon, but I try.

Hi, Praful - I neither give feedback nor expect feedback. The best feedback is an offer. Absent that, they I have more work to do. I don't think it's anyone else's job to help me sell a house, and it's not my job to help them sell a house. The other thing is that my clients might not have any interest right now, but they might come back to that house, say, a month down the road. Providing feedback could be detrimental to my client's position.

Hi Praful.....ditto to what Jim said.....it doesn't make sense to believe the buyer agent....he represents the buyer.....he's not going to be honest with you....the offer is the feedback.

Praful - I came here via Russel's Golden Oldie's post.  I am a listing agent primarily, but I'm respectful of agents who don't want to give feedback.  Feedback is a gift.  I don't need EVERY buyer's agent to give me feedback, just enough to provide my client with verification of things I've probably already told them they need to do, but they just had to hear it from others.  I do tend to give feedback on the listings I show if I'm personally asked.  I ignore the automated feedback forms.  I find them insulting.  If you want me to take the time to give you feedback, then take the time to call or e-mail me personally.

I agree that the best feedback is in the form of an offer but still, I do respond to phone calls, emails or even those automated ones.

Praful - Thanks for posting this blog. I found it on Russel Ray's Golden Oldies Blog. This is a big deal to me too. I always give feedback and as quickly as I can. I don't do it in a way that will hurt my buyer but, I am honest about it. Sometimes it is from  me and sometimes from the buyer. It depends on the situation. If an agent doesn't send feedback, I will call them if it is a listing we desperately need feedback on. It all depends but, I think each agent needs to do their part and at least acknowledge showing the property. Sellers anxiously await this feedback.
