Did you get feedback for showing of your listing?
I am always surprised at two faces of some of the agents - as a listing agent, they want the feedback as soon as the showing is over and as a showing agent, they would expect to 'hold on' for a while as buyer may take time to decide - and sometimes, feel not necessary to provide the feedback - since no feedback is same as no interest. I don'y know how fair it is, but I always felt that feedback is an important part of our business. Honest feedback may help seller realize about the right price (if overpriced, of course) and help home sell! Response related to 'turn on' and 'turn off' may help seller to 'stage' the home appropriately for guests.
Let me tell you the reason for this blog, too. I was little upset with an 'honest' feedback for my listing - which, IMHO, is supposed to be priced to reflect the location. It is almost 25% below market value for such homes elsewhere in the town. The seller is aware of the limitations and so am I. This may be perhaps one of the lowest $/sq ft home in the whole town - and guess, the feedback I received: The home is overpriced (in buyer's eyes!) Since the buyers are not requested to fill in the feedback form directly, it is expected that showing agent will convey the message from the buyer and will not provide his or her own feedback. I hope this is what really is the buyer's opinion and not the showing agent who was unhappy with the location.
Nonetheless, I just wanted to find out from group regarding getting the feedback fro the showings of your listings. I'd appreciate if you can share your experience regarding the feedback on your listings or feedback from you as a buyer's agent.
The very first question is: Do you get the feedback for your listings?
How long does it take for you to get the response/feedback?
What do you use for feedback - a call or an email? or any other automated service?
If email, how many emails you send before you get the response?
Do you use any third-party service to schedule showing and getting feedback?
And last but not the least - most important question: if and when you get the feedback either way, how honest is the feedback? Is it buyer's response or agent's response?
Now if we turn the table and assume that you represent a buyer - ask the same questions to yourself by replacing 'give' for 'get'.
Let's hope we make the world little better to live and provide honest and upfront response for our buyers. The charity begins at home, true?
