Well here it is Monday and I have not heard back from a Listing Agent I called on Saturday to try to do a 2nd showing on a property we are in negotiation for.  Oh yes I called the Listing Agent's office too but they have a constant busy signal, a problem with the line I guess.  I also sent a text thinking that might do the trick.  But I got nothing more than 24 hours after the message I left requesting that showing. Are you kidding me?  

So for all you Listing Agents out there who are busy and can't respond to every call here's my advice, find someone somewhere to back you up and take care of scheduling.  You see, buying a house is an epic decision.  It is not only a huge financial undertaking it is an emotional mine field of doubt and second guessing.  Sometimes a buyer needs to see it again in order to bring the offer up to the number a seller wants to see.  If a buyer's agent can't gain access to the house for a 2nd viewing it sometimes cools the desire for the house and can result in lower offers.  

Strike While The Iron Is HotToday I will call back again to schedule a weeknight showing but seriously I would have been better off on the weekend.  With a purchase like this you must strike while the iron is hot or it may lose it's glow with a few days of cooling.

It's very frustrating for both the buyer and the agent when we cannot reach the listing agent!  I was out Saturday (man it was really, really hot), trying to show properties to my client ... I had to call, leave messages, call again trying to show the listings my client wanted to see ... very frustrating!

I hope it really was the heat Cindy.  I am thankful that my broker provides Administrative help to schedule appointments for our listings.

It really is Rita.  Sometimes I wonder if they really want us to show the property or not!

Where has our common courtesy for each other gone?  This is what makes people mad at our industry.  Those of us that work at butts off are out there pounding the pavement, and they want to act like order takers and not do anything else.  Not to ethical in my book.

Paddy - there have been some pretty active discussions on that here with many listing agents flatly stating that they put all the information in the listing so they do not return buyers agent calls. I guess it works for them, but, I often have questions that are not answered in the listing. I handle a good deal of out of town buyers who are only available for a limited time. Listing agents that do not return calls are doing their clients a disservice when I do not show their home because they fail to respond.

Half of the time, my buyers agree to come back a week later.  Half of the time, they just say "Forget that house", because they're annoyed that the listing agent won't call back.  I don't expect an immediate response, but 48 hrs is an absolute maximum, and really, 24 hours is the most a professional would make you wait.  I'm fairly sure the seller expects their agent to return buyer calls.

That is so not cool, Paddy!  Yes, if you aren't going to be around have someone that WILL to answer your calls for you!  You nailed it, this is VERY emotional for buyers and they may very well change their mind or move on to another house!

Hi Paddy - This is one of my pet peeves.  And I have managed to do a transaction with one of those listing agents who was never available.  It was the most frustrating thing!  I finally tried texting her.  She didn't like me to do that, but she did get the texts, texted back to me, and sometimes even called me!
