This is the most FAQ from folks I encounter. Tough question. Its RElative. Earlier today I was working on a 2 week REport from Gulf Coast MLS stats just to help give folks a REAListic picture of what is going on in Harrison County. Of course, you have to keep in mind that MLS stats are RElative and that FSBO movement won't be in MLS stats. Always keep in mind that stats are only as good as the end REporters. As I was working on that REport, I lost it. Must have been a bad blog anyway:-). However, as I was working on the 2 week REport I was hypnotized by how today's business unfolded in front of my eyes.
Harrison County acquired 16 new listings. The breakdown by area is as follows: Diberville=3 range $124K to $170,400; Biloxi-N=1 at $199,900; Biloxi=1 at $275,000; Gulfport-SE=2 at $1, 100, 1 at $1, 300 and 3 ranging from $144, 900 to $186, 000; Gulfport-N =1 at $159,900; Long Beach= 1 at $149, 900, Pass Christian=2, 1 at $108, 000 and 1 at $418, 000The REally exciting news is int he Status changes. First, the negative news wasn't so bad. There were only 4 listings that changed from Active to Withdrawn.
The good news is that 8 listings went from Active to Pending. Better news--there were 2 that changed from Active to Closed and 11 that changed from Pending to Closed.
Average days on market would require looking at each property's individual history. I am happy to do that per property by REquest.
So, if you asked me tomorrow if anything was moving in Harrison County, I would say...
Tomorrow I plan to cover 1 interesting property listing in Pass Christian from list2close/REhab/list2close.
I have noticed a spark of energy in Timber Ridge--Pass Christian listings. For those of you who still crave water front this might be one of the more affordable areas for you. For those of you who desire a higher degree of safety from the water, but in a resort type area with Golfing, Swimming, Club house--The Oaks of Pass Christian might be more suitable for you. Of course there is always Diamondhead which seems to have tons of properties available.
