Buying in a market where there are few MLS listings

Clients walked into my office yesterday with an all too familiar story. They have been making offers for several homes only to find out they got beat out on the bids time and time again. They are angry at their agent. I told them that the agent isn't likely the problem. The banks are letting the properties out here in CA very slowly in order to get a bid war going on... they don't have to participate.

Agents, if this is your problem you are probably starving... we have lots of homes available they just aren't on the MLS. In most cases the sellers are more than willing to pay you a commission if you bring them a buyer. If you intend to continue doing business the way you have always done it you will starve. Better wake up and look into some alternative ways to get your clients into houses.

Banks who use listing agents quite often find they get the properties listed but not marketed. The listing goes up and the listing agent goes to the beach and waits for a call. NOT all of they do that but a good number do. They sit around and wait for a call on their listing. Then you have investors who buy bulk and fix the homes up and then wonder how to get them sold... Wake up people and find those investors and help them sell their homes. I know of one investor that has 120 home that he would like to get rid of in Sacramento and one agency that has 800 borrowers pre qualified and the two can't find each other. What is that all about.

Could you imagine the number of jobs we could create if they ever got together.

Mike, that is truly the act of brokerage...bringing buyers and sellers together...all the other hard work, hopefully gets our deals to closing and earns us referrals.  Great Post!

So Mike, what's your idea for finding those investors?  The investors in our area have strong realtor relationships, already in place and those houses are being listing, shown and sold.

Agents here that "list and go to the beach" starve pretty quickly. Are your investors using the FSBO method? They rehab the homes and just let them sit vacant? Not sure I understand...

They would be foolish to do that, we always recommend they use professional representation.

They are not MY INVESTORS... if they were they would be listing their properties. Finding investors is as easy as doing a google search for REIA and then making appearances at their events. Participate. They are everywhere. The best run one I've been to lately is Capital City Wealth Builders hosted by Reggie Lal, well worth the trip to Sacramento. I haven't been to all of them but will report as I get around. Michael M runs a great group in Mill Valley.
