So tell me...Is it safe to live here?
Here is a great blog piece for those of you looking to purchase a property but are not sure of the area, its crime statistics and other features that influence the decision to buy a home other than price. As Realtors, we are bound by strict codes of ethics and rules that allow for us to impart information as long as it doesnt violate these guidelines. A good agent will know the neighborhood and perhaps know of community groups that can help a buyer with their decision.
So tell me...Is it safe to live here?
When out-of-town clients ask about particular neighborhoods and crime statistics, what do you tell them? And if they ask you to look up the area web sites for crime statistics, do you help them or just turn them loose with a web site address?
This just happened a week ago and instead of answering with an opinion, I stated that I was not able to answer that question but could provide information for them regarding our local area through the city of St. George official website. http://www.sgcity.org/police/crimestatistics.php
A good alternative is to place a link regarding the information on your website and have them research it prior to submitting an offer on a property. They must come up with their own conclusion; you are not allowed to offer any personal views of any kind.
I also suggest that potential home buyers:
- Visit the neighborhood during the day and at night
- Drive streets surrounding the areas that hold interest
- Walk around, knock on some doors and engage residents
- Ask about the Home Owner's Association and governing CCRs
- Check distance for conveniences like shopping or medical facilities
This allows potential buyers to make an informed decision when purchasing a home. It will also keep you in business without facing possible disciplinary action for improper conduct.
