Here are 2 ways I help put more homeowners into homes.

                                   VS                                        

 The home in 5 is a great program.  Its a bond issued through the county.  It gives the buyer 5% towards downpayment and/or closing costs.

Pros: 

  • 5% to be used toward buyers closing costs/prepaid
  • No Seller Contributions are necessary
  • Lender has flexible loan programs to choose from

Cons:

  • The initial 5% (silent 2nd) needs to be repaid if the home is sold in the first 10 years
  • The bond rate is set at the time of the issue of the bond
  • The program is income restrictiive

Ameridream is a down payment assistance program.  Ameridream gifts 3% to the buyer for their down payment and works in conjunction with an FHA loan. 

 

Pros:

  • 3% is a gift, it does not need to be paid back.
  • Meet the FHA Down Payment Requirement. 

Cons:

  • The Ameridream Fee is paid by the Seller
  • Has to work with an FHA loan

Is the home in 5 program nationwide?  Please expand on the details of the program.  And thanks for the post.  Always great to know money is available.

If you haven't done so, go to this website, http://www.rallyforhomeownership.org/

It only takes 30 seconds.  This form will go to your local Congressmen and Senators.
CONGRESS MEETS ABOUT THIS TODAY! 

HUD should modify to lessen the risk BUT don't get rid of it.  This is one of the last programs out there right now that can get buyers into a home with no money.  (They still have to credit and income qualify)
