When you REMOVE all the listings that skew the total because they are $0 sold price or Unpublished Sold, here are the hard numbers

List Price Total: $15,423,029 (Same period ‘09 $15,741,338)

Sold Price Total: $15,425,046 (Same period ‘09 $15,305,241)

Difference: +$2,017 (100% of asking price or 0% discount) (Same period ’09 -$436,097 or 97.3% of asking or 2.7% discount. An improvement of 2.7% over last year)

 

TOTAL MARKET (New and re-sale)

List Price Total: 53,008,201 (Same period ‘09 $52,410,597)

Sold Price Total: 51,657,956 (Same period ‘09 $50,307,836)

I can't imagine "0"-dollar or "Unpublished solds".  Here all sale prices are a matter of public record as a matter of state law.

Glad to see increases up there in your area. We seem to be in year two of a recovery down here in San Diego. Sales have been steadily increasing since February 2008, and prices have been steadily increasing since February 2009.
