Buyer's Advisory - Why It's a MUST READ
Monday morning I had the pleasure to read a blog post by Wanda Kubat-Nerdin entitled, "So tell me...is it safe to live here". Not only was the post well written, but the trail of comments invaluable.
Buyers - when you are contemplating a home purchase, they best thing you can do is research your neighborhood. Ask your agent for resources, not opinions. By law, your REALTOR cannot say whether a neighborhood is "good" or "bad" or "safe" or "dangerous", but they CAN give you links and places to form your own views and beliefs.
Our brokerage issues a wonderful 9 page document entitled the Arizona Department of Real Estate BUYER ADVISORY. At first glance it seems intimidating, but it is nicely laid out with a table of contents. Here are some of the high points:
- Common Documents a Buyer Should Review (Contract, Title, Inspections, etc)
- Common Physical Conditions in the Property (Mold, Flood plains, etc)
- Conditions Affecting the Area Surrounding the Property (like airport flight paths, crime stats, etc)
- Other Methods to Obtain Information (Ask the neighbors!!)
The most important thing about this document are the links. There is so much information available to the public online! Here are a few disclosure links you might like to investigate:
