Do You Prefer Buyer's Agent or Seller's Agent?
I'm sitting here frustrated today on my dependence upon other people in my role as buyer's agent. I have two buyer deals that should have closed over 1 month ago, but for the meddling of others. I like to think if I had full control, everything would have gone perfectly well. So, I wondered if I preferred being a listing agent or a buyer's agent. Below is a PRO and CON for each.
PRO FOR BUYER'S AGENT. Once you get a qualified buyer who is ready to buy, you know they will, eventually, buy something. The only trick is getting them to commit to buying with you.
CON FOR BUYER'S AGENT. Prospective buyers spend A LOT of time window shopping, often disappearing for months only to call or email when you least expect it. I think it's the lack of control over the situation that gets me.
PRO FOR LISTING AGENT. Sellers are often easier to find. They put FSBO signs in their yards, show up as expireds in the MLS and generally seem to be more committed to the process.
CON FOR LISTING AGENT. You never really know if the house is ever going to sell. Some of them just sit there despite being competitively priced, being in excellent condition and having all the marketing in the world.
