Hi Maria, It may not be you, it could be the home, don't be affraid to let them go!
Can't wait to read responses - our office is trying to put together a brain storming session on this very subject after I called my mentor (we have 8 broker owners and each is a mentor to different agents within the office) and asked her this very same question!
And I'll bet this will be a post that attracts lots of comments.
You are right; it is not always the price. Sometimes its the location. Or some houses are poorly designed. You said you had several listings about to expire; could it be the area's economy?
I would suggest that you work wth other agents in the area that need to market their properties and try some community selling even if its an area wide open house tour of homes.
If a property is not under contract within 30 days, then something is out of alignment.
These 4 items must be in alignment. If any one of them is out of alignment, then the property won't sell. The key is to figure out what is out of alignment.

If you do an in-depth analysis of all of these characteristics of selling the property, you will be able to determine what is wrong. Find 3 experienced agents and sit down in a room and have them tell you what is out of alignment. Tell them to pull no punches in their opinions. Each of them must see the property before you have the meeting. Then let them tear it all apart. You can find your answer with this method.

I find that great photos, realistic pricing, plenty of internet exposure usually gets it done...
Contacting those that have asked about specific types of properties.. making sure that everyone is up on any price reductions that have been made.
And then sometimes there's one that just sits... maybe due to location, types of financing available, etc.
Good question for discussion. Hope you get lots of feedback.
Maria, I think the reason you don't want to hear price is that you know that is ultimately the reason. 100 showings is certainly more than enough exposure. Every property has a market value that will get it sold no matter where it is. It may be painful for the sellers but either get agressive with pricing or take it off the market. Just let the seller know that the next marketing go round might be at an even lower price. Time for some tough love. As much as we may delude ourselves, this market is a long way from improving and may see more decline before it turns.
