I have very motivated buyers (lease expires Sept 25, no extension possible) who've been fully pre-approved in the price range they are comfortable paying. We find two properties online that meet 90% of their wish-list. Ready to roll, yes?

Property 1 has only a single photo and very little write up. I call the REALTOR to get more details..."sorry I don't work on Sundays, so call back on Monday." So, I drive 14 miles to the property to do my own research. Uhhhh, the house in the MLS photo is a different COLOR than the one I'm sitting in front of. Whatever, the combo works, so on with the preview.

The interior is a total mess...not a structural problem...just a stuff-laying-everywhere mess. Like in "I don't really give a damn if I sell this place." See photos below....oh yeah, just the kind of picture a buyer really appreciates. Uh oh, fridge is open, no food, but no light either. Whaddya know, no electricity in the place. When I get back to the office, I find the source of the photo: The 1997 listing - yeah 13-years ago. I call the so-called-REALTOR who is totally unaware of any of this. Really on top of this gig, heh? I'm wondering if the dude has ever been in his listing. Probably not. Did I mention that the disclosure docs weren't signed? Property 1 photos:

Property 2 also has only a single photo, also from long long ago, not at all complementary. I preview it, and this place is a GEM. Also vacant, but with electricity on. So spotless that it is obvious that someone was in the middle of a total rehab with such dedication that the floors looked like quality hand made furniture? The write up says "strictly as-is." Did this supposed-REALTOR visit this place? How could he not tell us that this place will be a steal at the listed price? Nary a positive word to be found anywhere. Property 2 photos:

Question: Do I deserve the ENTIRE commission? Almost, IMHO.
