The homes for sale in Fishers Landing - a popular neighborhood in the southeast part of Vancouver Washington and north of the Columbia River, have also experienced the erosion in volume and home values that also occurred in the larger Vancouver and Camas real estate market. This mid-year report is being published to show the current level of activity to see where the positive trends are. A quick recap of the previous 4+ years will help frame the current view:
In 2006 and 2007 just over 300 homes were sold for each year
In 2008 the sales volume dropped about one-third, and only slightly increased in 2009
The Median Sold Price eroded from a high of $299,000 down to $240,000 where it has remained.
The Median Cumulative Days on the market increased to a high of 100 days in 2009, and fallen to 66 days in 2010.
With 6 months and 111 closed sales so far, Fishers Landing home sales are on track to meet or beat last year's sales numbers. In our opinion we don't expect the price's to materially decline in this part of Vancouver Washington.
