What is your favorite moment when you arrive at a destination for vacation?  Is it the calm and refreshing feeling of being welcomed into the thoughtfully-appointed hotel lobby? Surrounded by warm colors and manicured greenery, are you lured into relaxing?  Possibly it is the mere inhalation of the sweet-smelling air from a clean room? Perhaps it is the attention to details which you casually note. Somehow, you felt embraced by the overall wonderful feelings of your first impressions and you relaxed into your own private Shangri-La.

Isn't this how we all want to happily relax after our day is completed? 

Each one of us pretty much has the same desires and needs when it comes to the relaxing feelings we crave while living in the place we call...Home.

When we are looking to purchase a new home, we search and hope to find that perfect opportunity to discover our new Shangri-La.

So here is the dilemma.  How do you activate your home's Shangri-La to welcome new owners?

Hi Maureen!  YES!! Hotel lobbies are really fabulous places to use as an example of tasteful furnishings which are not overly cluttered with too many distractions.  Whether it is a simple California canyon retreat or one of those amazing hotels being built in Dubai, I too feel inspired by many hotels decor!!

Hello Joelle-Isn't that the truth?  HGTV has done wonders for the Design industry.  However, it has also made people feel like they are armchair experts when it comes to Home Staging concepts.  I strongly feel that true creativity is not something which can be taught....you either have it or you don't!  The newer 'Designed to Sell' types of shows really make great points and help illustrate the necessity of CHANGE in many cases for a  home to sell quicker.  Half of the education has already begun!!  Regards-Kathleen

I have had the privilege of designing a couple of hotel lobbies in Newport Beach CA and they both were rewarding projects...because oddly enough, I decorated them both with two of my fantasies; Spa comfort with durable Sophistication. Two completely different color schemes both with the same end result...ahhhhhhh!

OK, my word is eggfruit...yuck!

Hi Sheron-You know, there is just something about hotel lobbies which usually relaxes people and I think it is a valuable idea for people to understand the psychology of what makes people feel comfortable...or 'at home'. And yes, I basically was gearing the blog towards reaching that universal....Ahhhhhh feeling.  How cool you designed lobbies that were your fantasy...what a fun project! Regards-Kathleen

Hello Yvonne!  Thanks for taking the time to read my post!  Though, like everyone else, I am visually driven towards beauty, my prevailing final decision depends on my 'feelings'.  How do I feel in this home?  Does it relax me?  Am I walking slowly and enjoying the 'vibes' etc...AND, does the KITCHEN inspire me to cook??!!  All feelings-based I admit...yet, feelings can make or break the sale of a home! We stagers have the delightful opportunity to create the beauty and ambiance our buyers want to feel!  Regards-Kathleen

I think personal style and taste for most people involve the items (furniture, pictures, decor) that make them feel warm and fuzzy inside when they are in their home.  Sellers are not thinking about how a buyer sees their belongings for the most part.  They think that most people who shop for homes can put blinders on and look past the mess and clutter. 

One of the last listing appointments I went on, the Sellers asked me to be brutally honest on what they need to do to get their home sold quickly.  I was very nice, complementing them on the positive features, but seriously they thought their home was ready for sale just the way it was.  When I brought up items they needed to address, the Seller said, "I didn't realize how much work there needs to be done in order to sell."  Needless to say the listing belongs to another agent, and the home continues to sit on the market.  Lesson learned: Next time I will get the listing first, and then bring a Stager in. Nice post!

Although I'm a member of your "staging choir" I think a message such as this need to be repeated and stated often.  I like your take on "shangri-la" and how buyers need to envision it when they're looking for a home. It is a whole different ball game in the real estate market today.

WOW!!  HOW EXCITING!!!  Needless to say, I am honoured and very thrilled!!  The company surrounding me here at Active Rain....Stagers, motivated Realtors and including other real estate professionals alike is awe-inspiring!  There were so many great essay-entries and quite a few different and creative presentations on Home Staging written for the contest--I imagine the judging was not an easy task...

Every single person's entry gave me food for thought and I enjoyed reading the many creative and well-written entries! Thanks to everyone for taking the time to read mine as well--it makes me feel wonderful that my effort was appreciated! (Kathleen dashes off to celebrate inside her own Shangri-La!)

Hello Denise-Thank you for reading!!  It is OK if you do not get every client.  It is still a HUGE education job out there for us and the realtors as well.  I think there will be a time very soon when the sellers will EXPECT the realtor to actively initiate the Home Staged concept prior to listing.  Always keep that door open for that seller who listed elsewhere....you never know!  Good Luck!  Also, I think your idea of getting the listing first, and then following up with the professional Home Stager consultation is the way to go!  Let us be the heavy..the clients seem to take it much better from us it seems!! Hi Kathleen - congrats on your 3rd place in the staging contest!  Very nice post and I love how you used feelings and visions in your writing.  You're right, everyone does have their own 'shangri-la', and there are all kinds of ways of finding those visions for them.

My last few sellers had all told me they watched HGTV for tips to stage and help get their house sold - staging is catching on through a variety of mediums.

Hi Ann!  Thanks! Love your graphic!! What you mention is true...HGTV has really opened many people's eyes to the value of 'staging'. Yesterday, in my Yoga class. I had a small captive audience who had a million questions regarding staging and how exciting it is that they know a STAGER!!  Hahaha....it almost seems that the larger public (middle-adopters for you business model folks out there) will land on us at once!  People get very excited and the more we work to educate, I think the more people will understand the value we bring to the homeowner!  Regards-Kathleen

When I was younger I was a union plumber, All of a sudden I seen all these home improvement shows on telling you how YOU to can do this and save save save money not hiring a professional plumber.

Well I said great just when I'm starting out no one is going to want to hire a plumber any more and I'm out of a job, Well I couldn't be more wrong, you have all these rookie do-it-yourselves trying to do there own plumbing and just doing nothing but making a mess of things, and eventually had to call a professional to do the work but it cost twice as much now since they screwed it up so much.

I feel the same about all these shows on HGTV, they have everything from Staging ( I can't stand that Roger guy who used card board in one of his episodes as furniture, and says you don't need a pro Stager) to color counselors to redesigning rooms with nothing but your own furniture.

So I'm betting some people will say I can do this stuff ( just like they did with bob villa) but when all is said and done They will be calling in professionals because TV show just give you a glimps of what it takes to makeover a room (in 30 minutes at that) and what the do-it-yourselves will realize is Staging is hard work and it is not just painting your walls a neutral color and cleaning up some clutter and wondering why the house is still on the market 6 months down the line.  They will realize experience and professional trained  Stagers is what sells homes, so like I said before I wouldn't worry,  I'm glad there are shows like the ones out there now that show if you hire a professional and there should be one somewhere in your town they will get the job done right the first time and far less then they think.

staging is so very important. i once heard that a client refused to belive that two homes were identical models (they were accross the street from each other none the less!). this person went on to state that she would buy one but not the other. guess which one was staged.

Thanks Brian!  I do not think any stager is worried at all about the shows....the idea is that so many people now CARE about how their home looks when they plan on selling.  Isn't that great??!! Everyone is slowly becoming educated on the major differences between staged and unstaged.  Of course, many will try it on their own.  Some will do just fine!  Most, just do not have that keen and creative eye which Home Stagers have, that makes the difference!  The difference between selling sooner vs. much later when left professionally unstaged.  Hiring a professional is KEY and I also believe that HGTV has shown many times over, WHY you want to make these improvements!  Regards-Kathleen

You are so right about HGTV and thankfully they have enlivened the consciousness of so many homeowners. Where have they been all these years. Style and good taste should be enjoyed by everyone. Hopefully many sellers when they become buyers will also hire a pro to set up their new homes and not try to do it themselves.
