Hi Michael...Due to an increase in Residential Sales last Winter many home sellers equated this to prices being up, and they can ask anything for there home. Our Current average Listing price is over $900,000 with the average selling price is nearer $600,000. Sales of properly priced homes are over 95% of the asking price. Stats are just that stats a one day snapshot of activity. It will be interesting to see if the Single Family inventory continues to drop, the Fall with then bring more Single family home sales of properly priced single family homes.

Hi Scott.....Like everywhere homes that are properly priced always sell in any market place. Home buyers are comparative shoppers and know single family values when looking for their next home.
