Last weeks Open House with Dena was a really fun show to do, and I hope it was informative for the listeners to WCRK Hometown Radio. It was very enjoyable to do the show with Ed Arnold, and I offer a special thanks to Kim Swann for taking the time and putting forth the effort to be my guest on the show.
First I wanted to give homeowers who are selling in this market some information about how to compete in this market. After reviewing the local Lakeway Area Multiple Listing Service, I found that there were a staggering 111 homes for sale in Hamblen County in the 200K to 300K price range. And that 99 of those were between 205K and 300K. What's more amazing and relevant, is that over the last 2 years, only 35 homes have sold in that range according to the local MLS data. What that means is that if things continue as they have over the next two years, only 1/3 of the current sellers will go to closing. That means competing in this market is serious business. This is why I wanted to give sellers some tips for being on top of the game.
For one thing, I mentioned that Pricing the Home is the MOST IMPORTANT of all tasks you will undertake. I suggested that sellers do some online research, talk to their real estate pro about the market data, and think about getting a current Real Estate Appraisal to really get an idea what the market is doing. If the seller is lucky enough to be able to price their home or property below the current appraised value, the home shoppers will recognize that this is a good deal based on that information. With so much uncertainty and so many choices for buyers, this is a strong position for a seller to be in.
Secondly I suggested a Pre-Sale Home Inspection to find out what Issues may come up with the structure and condition of the house. Sellers can have a Licensed Home Inspector come and do this even before the property goes on the market to avoid surprises later on. It's great to know what these reports are going to say, and sometimes it's surprising what the findings are. Sellers can use this information to make repairs before beginning the marketing process or even get estimates for repairs to provide to potential buyers. The last thing a seller wants is a surprise after getting an offer in this market, so this is a smart tactic.
Kim Swann from SunTrust Mortgage really gave us and our listeners some great tips and very pertinent information about the current mortgage market and what types of loan products are still available. There are still a lot of possibilities out there for borrowers, and Kim made suggestions about the types of loans different buyers can consider.
Next week, there will be more seller tips from Dena Helms and the Guest will be Real Estate Appraiser, Thomas Bivens. Thomas will offer an appraisers' perspective on the changes in the Appraisal industry brought on by the vast number of foreclosures.
