Ah, the Open House Merry-Go-Round. It's the Open House Merry Go Round!

Do I do them?  Do I don't?  Do I do them?  Do I don't?  And round and round the debate goes.  And the ride never seems to stop.  "Yes, they're great."  "No.  They don't sell houses."  "Yes, I pick up buyers."  "No. They are waste of my time."

No doubt, you fall on one side of the argument or the other.  It seems like I read more blogs here at Active Rain that fall more on the, "No, I don't do them" side of the argument, than I do supporting open houses. 

For me, I do open houses and here's why.  My sellers want me to do them.  They usually don't care that open houses usually don't sell houses.  What they want is every opportunity for a buyer to see the house, be in the house and consider the house.  The small chance that someone will walk through the door at an open house, love the home and buy it is important to most sellers. 

And it does happen.  I have actually sold several houses to people who walk into the open house.  Sometimes they're with their agent and sometimes they have no agent. But even if it didn't happen.  Even if I never sold a single house from an open house, I'd still hold houses open and here's why.

1.  Open houses are good customer service!

2.  Not every Realtor will hold open houses.

3.  I can get an incredible amount of work done during an open house, including blogging.

4.  Open houses keeps me sharp.  I have to be ready to engage the buying public.

5.  Open houses keep me in the house, which keeps the house fresh in my mind.

6.  Open houses help keep me in touch with sellers, which sellers love.

One last reason I do open houses is because, if I were a seller, I would want open houses done on my home and I wouldn't want my Realtor arguing with me about whether or not they are effective.  I hired you, I want this service, now do your job.  It kind of falls under that, "Do unto others as you would have them do unto" thing.

I love doing Open Houses; you never know who is going to come along.

If there is another house for sale in the neighborhood and they see you always holding Open Houses while their agent is not, you might end up with a Potential Listing!

These are all good points that you mentioned. I used to fall in the middle..didn't like to do them but would do them if the seller demanded it. In the past, I would not take a listing if the seller wanted an open house every weekend. I do get a lot of work done at open houses and love to engage the public as well. You have convinced me! And, yes it is good customer service! In the past 11 years I have sold 2 homes from the buyer walking in to an open house. And I met one client that walked into an open house that did not buy "that" house but bought another and they have since bought and sold 7 homes using me and became great friends too! So you never know.

I remember a time when real estate people worked weekends and had open houses.  Now, whenever I"m in a town that I want to look at a house, been looking on business trips where I think I want to live, half the time they aren't available to show it when it's convenient for me, in the short time I've got on that trip.  If they aren't available on Sunday's I would think open houses might not be in their repetoire either?

I do open houses too. They are good customer service and there is a chance to meet real people. I know and my clients know that there will probably not  be a walk in buyer. I tell them that. But a certain amount of valuable energy is spent on that house and seller and that energy is good for business.

I posted on this a week of so ago.  Some of my agents do so many open houses and so often it drives me crazy.  Holding a house open when it first hits the market is good, after that I don't know.  I thought the merry go round was a good analogy, round and round but not getting anywhere, also no gold ring, not these days.

I believe in open houses as well.  You just never know if the 'right' buyer walks in (with or with out an agent). I'm at one right now and so far there have been 3 very interested parties - one came back for the 2nd look with her agent which is great.  My job is get the home sold for my clients and I'll do the best I can.

Gotta run - here comes another one!  I can just feel that this home is SOLD.

Bob, this post made me look at Open Houses in a different light.  I am not crazy about them, had 2 last week with 5 lookers show up.  You are right it keeps us sharp and it is also good experience for new agents too.  Customer service is the key giving the seller what they want, thanks for your spin on this merry go round!

I'm in the love em camp.  I have sold many homes from an open house - and yes, I mean the home that had the open house, not just other listings.  But I think it depends on a few things:

Location - some listings are in good traffic location and some too far out o the way will get no traffic

Weather - I get no traffic in the rain

Agent - If the agent likes them, they do better than agents who don't like them.  If they did not work for me, I would not do them.

Outside Blog Attended Rain Camp

Getting ready for my open house today - this is a regularly scheduled one with posted signs Sunday 1-3. If I don't hold the open house, one of the agents in my office will do this open in an over fifty five community.  Yesterday I held one and only one party showed up but who knows even if they are not the buyer they may tell someone at work on Monday about the house they visited.  Some sellers want them and they get them, others don't want them.  Scheduling an open house works especially well if you have a home which is difficult to show, once it is committed to advertising it is hard for the sellers to decline.  I so much rather have face to face contact with potential buyers and sellers at an open house than a brief telephone conversation.  Open houses have built my business and it shows the sellers that I am committed to selling their home not just listing it!  Caution is a must regarding security at an open house for all.  Come by The ELMS OF HANOVER in Massachusetts, it is an upscale planned community for those over fifty five years of age, I do not think you will be disappointed.

Love them! I'n my area, I have been successful picking up sellers as well as buyers. Even sold a few of my own listings at open house. Gotta love the double dip!

Last weekend did same house Saturday and Sunday from 3-6 both days. Same ads, same signs, everything. Had 3 looky loos on Saturday. That was it. However, on Sunday I was too busy to count visitors, had at least 15 groups. Picked up 3 solid buyers between $350K and a million, and a potential seller.

Your last sentence sums it up for me.  Open houses around here are for the Seller's mindset.  All I've ever got from an open house is a bill for the catering.  I service a very rural area though.

I will do open houses but I also offer a reduced commission payout if I don't do them...  It is up to the seller but they will pay more of a commisssion if I am locking down my Sundays...

I enjoy doing open houses. I get a chnace to meet the nieghbors, who might be planning to list their home in the future. A lot of the buyers coming through are not represented. What an easy way to meet potential clients plus do a service for your seller. I have sold houses from holding an open house. They also gives me a chance to work on my agent visual inspection.

I enjoy open houses for several reasons. Marketed correctly, open houses generates opportunities to sell the property, practice and improve your communication skills, retrieve positive and negative comments from visitors, expands your visibility and distingueshes you from your competitors through your knowledge, experience, interaction and dialogue.

Additionally, I can utilize the time to complete tasks or other projects, meet future clients and explore other opportunities with visitors who are exploring or doing research about a real estate opportunity. I don't consider open houses as a waste of time, it's a time of opportunity and I have fun because I plan it that way.

Bob, I agree with your comments. Opens houses do provide opportunity. But, remember that there are also bad guys that go to open houses and the seller needs to be aware and take some precautions. Number one really covers it all. It is good customer service though I have had clients that specifically stated they do not want open houses. The reasons they used were security concerns, in-effective etc.

How refreshing to read about such strong work ethic and dedication to the client(s)!  I agree with every point that you made.  I am a professional and my clients know it, as I function with the same attitude that you have.  I will say, though, that it saddens me to come in contact with so many other salespeople, regardless of the field they are in, that are so very unprofessional.  How do they build and keep a client base?

I also do open houses for all the reasons you mentioned. I have had a few client that considered open houses to be more of an agent marketing tool to hand out business cards, than selling the home, which in some cases it does provide such and opportunity. However bottom line, it is all about client service and getting maximum exposure to the listing. I have sold many homes this way and you never know who will drive by and come in to look, unless you do it. Why waste an opportunity to get additional exposure on the listing? Attended Rain Camp

I am doing an open house right now.  I've only had one party show up, but you never know what that will turn in to!  I began my career doing open houses, I did one every Saturday and Sunday and sometimes on Thursday evenings.  Open houses in my area seem to be non-existant.  I can understand why due to the nature that no one comes anymore.   But I agree, its good customer service and I can get things dune while I am waiting for Mr. Buyer to walk through the door.

I think we must be living on a different planet in L.A.  We don't do lock boxes and we do do open houses.  Some of us more than others, I admit, but Sunday is a big day in L.A. for home buyers.  I absolutely don't get this "open houses are a waste of time" or "we are not serving our sellers by doing open houses to pick up buyers" or "open houses don't sell homes", attitude.  That is our job.  We do what it takes to sell that house and open houses can and do sell homes.  Good post, Bob.

So much depends on attitude - You get out of open houses what you put into them.  I walked into an open house being held in a different area because I was curious about the house.  I never had time to identify myself as an agent (or a potential buyer with a wad of cash in my pocket) because the sitting agent was too busy gossiping with her friend to do any more than glance my way and say, "Hi, go ahead and look around".  She then went back to her very lively conversation as I wandered throughout the house and back out the door.  I'm sure she's in the "they're a waste of time" camp!

I always utilize my open house time getting work done, so I never consider it to be wasted.  If I somebody writes an offer or if I pick up new clients, that's a bonus!

Bob I wrote about this some time back as to "Please God, let it shine on my Open House today and please don't let the wind take my signs..."  Open Houses are now and in the past, the greatest way to inteact with Buyers you wouldn't normally encounter. Sure some are tire kickers, but if done properly, an Agent can reap the harvest and add more prospects to his/her data base (s.o.i.) Our offices typically do over two dozen on a weekend. As we get into Summer, I've recommended the Agents do a mid week or a Thursday Open House as many homeowners go away for the weekend and you may just catch a prospect who just may be driving by or better still, if you've done a good distribution of the listing in a radius of 3=5  blocks away and done a "spiel" about the listing, who knows!?  Great post. Not my favorite thing, can be great to meet agents with their clients, though....so that's well worth it. I have also gotten listings via the open house, but not normally the buyer. That being said, I'll do as many as my clients want me to do....they are the ones who need to leave and prepare, if they want an open house, I or someone from my team are happy to do it.

I will do them at the sellers request, and it does allow me the opportunities that have already been mentioned above.  I do tell the sellers that the likelihood of them getting a buyer through an open house is small, but it could happen (I sold my first house through an open house). 

 

My philosophy is similar to many here; customer service is priority one.  The more targets I have for a buyer to hit, the better.  Open houses are one of those targets.

Bob - Realtor® Magazine ran a great cover article on open houses in May (no self promotion here even though I was interviewed for the article).  Perhaps reading through it will give you some ideas for a better open house.  For me, it's all in the planning and execution - not something planned on a Wednesday for the upcoming Sunday, but somehting that we schedule at least 2 weeks before in order to get the calls, flyers and marketing assistance together.

Attended Rain Camp

Open Houses are not widely held here in rural Northern Utah, but I think we need the exposure.  The time has perhaps arrived to utilize all of the tools we have under our belt. I still encounter people once in a while who do not get on their computer much. I am going to be listening to all of the observations from AR'ers about how to hold a successful open.  What times are the best for traffic, what days to hold them, promotion of opens.  I am encouraged by the Sunday traffic, do people catch the opens on their way to or from church, on their way back from grocery shopping etc.  Just curious about the most effective way of getting anyone through the door.

Kathy, I hold opens usually on Sundays from 2-4.  This way I catch the church crowd after lunch.  I do Saturday opens 1-3 and that seems to work pretty well too.  In regards to marketing, I try to post my opens on Facebook and Twitter along with the accompanying blog.  That goes hand in hand, of course, with open signs and flyers.  I don't do snail mail, but some do.

I'm with you.  I do open houses and like to do so. Frequently, I arrange it so the open house is the first day the property is available to be shown and serious buyer can come from anywhere.  Bottom line, is that I have sold 30% of my listings through open house and half of those direct.

Reasons to hold an open house:

  • you could sell that house and earn a paycheck
  • you could get a new listing from a lookie-loo neighbor and earn a paycheck
  • you could sign a buyer's contract and earn a paycheck
  • you could meet another agent who has a pocket listing you didn't know about and earn a paycheck
  • you could place your signs on the street increasing your local exposures which will help you earn a paycheck
  • you could send an email blast to past leads and clients which will help you earn a paycheck
  • you could make a few follow up phone calls that could lead to a referral that will earn you a paycheck
  • you could practice and refine your dialogs/scripts which will help you earn a paycheck
  • you could learn more about the neighborhood so you sound like the expert which will help you earn a paycheck

I've often brought my laptop and am able to discuss the other homes in the 'hood, because I have to know my competition if people are coming in to my listings...therefore, I prepare with previewing homes ahead of time and am ready to sell my clients home.  If its a light day, then I've done research and improved my market knowledge!

You make some very valid points, however the lack of traffic still keeps me on the other side of the fence.  It's more important to me that I take family time on the weekends than sit in an open house by myself.

I don't love doing open houses, but I do them and do them with a smile.  It often gets the house sold, if not to the buyer that walks thru the door, then to the friend of the nosy neighbor that stopped by and loved it.  The added bonus, is that you pick up new leads, even if you don't get the house sold.

I certainly enjoy Open Houses and do them on a regular basis.  Today I had floor so two agents in my office handled Open Houses on 2 of my newer listings - one had 4 buyers and another 5 buyers - I had 3 buyers call me directly for more information while I was sitting on floor -

Bob, I share no opinion on what an agent does or doesn't do in their market. The only comment I wish to respond to is the one you make: "what a Seller WANTS me to do". As the professional, the agent ought to be in control of all marketing efforts and focus on those which are apt to produce results. If the market, the home's location, local customs, or other factors don't indicate this event to be effective, and the Open House is merely a means to pacify a seller, then it becomes a task unworthy of an experienced professional.

I think it has to depend upon where you are - and, as Mike Mayer mentioned - local customs. In our area people simply don't attend open houses. I've done them, because the sellers requested it, but there was certainly no benefit to anyone.

I understand that in other places, buyers come out in droves to view homes on the week-end. In an atmosphere like that, I'd be the one requesting that the seller allow an open house.

I entered the real estate market with over a decade of new home experience.  Sitting in a model home, I knew that I had to visit with 20 families to get 1 buyer.  A day much less a week with 20 families through the door was rare indeed, but I had to hear a lot on "No's" before I got to the "Yes". 

Open houses were my life and now that I am on the other side of the industry, I truly understand their importance.  Every time someone walked through the door I had to ask the right questions, demonstrate the right features, sell the community lifestyle and do the follow-up.  Most importantly, I had to listen to what the shopper was saying. If it wasn't the home for them, I had to watch them go to a competitor.  Now I have a chance of proving that I am an expert and that I can assist them with their real estate needs.

I say that it is not that open houses are ineffective, but our industry as a whole may not be doing an effective job at getting them done. 

  • Be prepared with the knowledge of the home and community.
  • Anticipate the objections and be prepared to combat them.
  • Have the home in the best possible condition.
  • Listen to what the shoppers are saying.
  • Have the information on the other homes for sale in case your listing is not the one for them.
  • Create a system and do the follow-up needed to convert the shoppers into clients

An open house is an incredible way to keep you in tune with your seller, the buying public, to introduce yourself to the neighbors in the community and to get necessary feedback on the property. 

In a time when it is easy to get listings and more difficult to get buyers, Open houses are a great way to build your client base if done the right way.

I had an open house yesterday that had a good response, I went thru two sign in sheets. Did I sell it yet? No, but met a good number of buyers who asked if I could help them. This house is priced right and will sell quickly. But in some cases where a house just NEEDS to be seen, pictures do not do it justice, open houses did the trick. One of our listings was just such a house, we sold it at the open house.

I used to really enjoy holding open houses in Florida, where I first earned my real estate license oh so many years ago.  But, I live in a small, rural, Texas town now and although we hold open houses, we average one visitor per open house; usually the neighbor.  It is unfortunate that people here do not visit.  We had a beautiful home on a major road for sale.  We advertised and placed a huge banner out in front of the home a week before, letting everyone know when the open house would be.  Not one person showed up.  I was so shocked.  I really thought that because of the location and advertising we would have had a decent turnout.

I do them unless the client doesn't want one...if I don't get any traffic, it's a small period of quiet time to myself...I don't usually bring my laptop to them but agree it's a great time to get some things done...if you approach them with the right attitude they can be a good time and you might even get a client or two.

Do I do them?  Do I don't?  Do I do them?  Do I don't? It's like plucking a daisy. "I love them. I love them not. I love them. I love them not."

I do open houses only when the seller requests them. I do prepare them psychologically of the possibility of no one showing up (that's happened!), of potential theft (that's happened!), of nosey neighbors who no-they-don't-have-someone-in-mind-that-would-be-perfect-for-this-house (that's happened!). I love it when the seller requests no open houses even before I speak of them.

I've had visitors who absolutely refuse to sign the register, and more often than not, if they do sign in it's bogus information...the email they give bounces back; the phone number is disconnected, and so on and so on!

One of my opens went from Friday noon until 7:00pm that evening. I had awesome catered refreshments and I had invited and then re-invited over 18,000 agents from near and far, plus neighbors. NOT A SINGLE PERSON CAME! You don't even want to know what that cost me!

Bob:  Love your blog, love your point of view, could not agree with you more!  We do two open houses every weekend.  Some times our listings some times other agent's listing.  There are so many individuals out there shopping before they ever meet, interview, or hire a Realtor to represent them and they may become our client they may not but the house will be seen, and who knows maybe they'll want to buy it!  Carrie
