Tennyson Park in Arvada Colorado has a lot of unique features to offer.

About Arvada Neighborhoods Tennyson park Between Denver and BoulderHomes in Tennyson Park are almost new, yet established enough to have full-sized trees lining the streets and shading the grassy yards.

Most of Arvada's newer neighborhoods are on the more-expensive western side. But in Tennyson Park, you can get more newer house for the money. Plus, if you will need to get on I-25 to head to Denver, Fort Collins, or you'll be at the airport more than a couple of times a year, this is a better location than neighborhoods farther west.

Tennyson Park has 2-story and ranch-style homes. There are 103 2-story homes, and six ranch style (one level homes).  They range in size from 1,356 to 2,147 square feet.

Some of the lots are quite small, essentially patio home size. That's a big negative for some folks, but others would rather not have the upkeep of a yard, especially with so many parks and activities nearby. 

There is an HOA, which is $50 per month for some homes and $100 for others. It covers trash removal and snowColorado Homes in Tennyson Park Arvada removal of the neighborhood streets.

There is no park in the neighborhood itself, but Tennyson Knolls Park is just on the other side of 63rd, and it's as big as the whole neighborhood! And Arvada itself is loaded with parks and family entertainment. A recent client of mine, after moving to Arvada, said, "Arvada is a giant playground!"

Tennyson Park homes sold in the past year between $215,107 and $238,000. The highest sale in the past three years was $260,000. Tennyson Park home sales shows a trend of rising prices since 2008:

2007 average sales price = $258,296

2008 average sales price = $213,317

2009 average sales price = $223,810

2010 average sales price (so far) = $234,000

About Arvada Homes Tennyson Park Colorado As you can see, values haven't risen back to 2007 levels yet, but waiting to buy in this neighborhood could just cost you more. (BTW - if you're thinking of selling in this neighborhood, and you wait for prices to rise some more, they're just going to rise on the house you want to buy too.  Just sayin')

Right now, there are three homes for sale in Tennyson Park. One is my listing, 4445 W. 63rd Pl., and the other two are short sales.

If you'd like to drive by and view Arvada's Tennyson park neighborhood, it's just east of Sheridan and South of 64th. Easy to find, and easy on the eyes!

What a wonderful neighborhood!  The HOA's are affordable and the chart showing the average sales price shows that prices are on the way up!  It's time to buy!
