One inexpensive item that many home sellers and buyers overlook is a home warranty. Peace of mind for both the buyer and seller and I personally wish they had this warranty 34 four years ago when I bought my first home. The drain line for our washing machine was clogged and the first load of clothes that went into the machine after moving in flooded the laundry room and the previous owner paid a large bill to the plumber for getting it fixed.
If you are buying or selling a home in Murrieta Ca. or the surrounding area do yourself a huge favor and get a Home Warranty. The peace of mind it will give you is well worth the cost.
