July Market Review

 

The above stats are week to week real estate activity within Calcasieu Parish-Lake Charles, Louisiana for the month of July. There were a couple of LOW sales that brought the average sales price down as compared to June's market averages.

The following is a market snapshot of Lake Charles, Louisiana Real Estate for the month of JULY encompassing North, South, East, West, Southeast and Southwest Lake Charles.

 

Average Active Homes Listed = 470

Average Homes Sold =  10

Average Days on Market SOLD =  81

Average Sales Price SOLD = $131,739

Average High Price SOLD  = $299,250

Average Low Price SOLD =  $34,750

Comparing these figures to the month of JUNE

Active listings have decreased by 22

SOLD homes have decreased by 1

Days on Market have increased by 2

Average Sales Price decreased by $43,758

NOTE the decrease in average sales price was due to some very low SOLDS

$12,000 home sold in week of 15th was a 1/1 544 sq ft home
$20,000 home sold in week of 31st was a 2/1 744 sq ft home

There has also been more activity with homes above $250,000 selling in our market.

Interesting breakdown for July.  There are definite patterns of sales throughout as displayed by your graph.  Hope you're on the receiving end of the higher average sales price on the 22nd...

Cherise, the average home for Lake Charles is about $179,000.  July was a busy month and  we experienced steady sales, but we had some very low sales that pull those averges down.   I am glad to see some of the higher priced homes moving, they tend to sit on the market longer.  Most of what I have closed has been below $250,000 :)
