Why a Home Warranty Should Be Part of Your Purchase

A home warranty is basically an insurance policy.  It insures the electrical, mechanical and plumbing parts and systems of your home.  I protects you against unforseeable events that can cost you a great sum of money when you can least afford it.

Basic home warranties cover heating, plumbing and electrical systems.  They also offer optional coverage for things like the A/C, pool spa and appliances among other things.

Your real estate agent representing you can explain the plans and options for the home warranty.  The realtor will most likely know of some home warranty companies that he can recommend as well.  Consult with your realtor to see if a home warranty is for you.

Hi Wade, I recommend that every one of my buyers purchase a home warranty.  The cost is so small, and it really does come n handy if something goes wrong.  And you don't have to try to argue with the seller over repairs. 

We do business primarily with three home warranty companies, and when I write up an offer, I give the buyer brochures from all three and ask them to review them and decide which company and which plan they want to go with.  That way they are thinking about which one rather than whether.

Wade ~ there are so many companies out there, one needs to make sure it is customized for their needs.  Many times one has to pay extra to cover an air conditioner or a roof.  I always suggest for them to read it thoroughly.  They are a great idea.
