Acton MA: seller's market?

For buyers coming into Acton, MA- many still think that as a buyer, they can name their price.  In the 400-600,000 price range there are now 39 homes on the market, 11 currently under agreement,  and in the past 6 months 44 have sold in this price range.  A week ago, two buyers I'm working with made offers on homes that had come on the market that week.  Both were in very good condition, and despite my encouragement to make full price offers, both buyers felt they were in the drivers seat, and both offers were turned down because they were outbid.  Hopefully these buyers can learn that their agent is here to advise and educate them as to what they need to do to make a successful purchase.
