Today, I thought I would share with you, how our local Lake Ridge Virginia real estate market is holding up. For those of you who read the recent article in the Washington Post this weekend titled " DC Area Housing Market Relatively Insulated from downturn...report finds" it may not come as a surprise to you that our market typically rebounds faster. The report noted that the Prince William County Virginia market was one of the hardest hit when the housing market unraveled and it is one of the markets first to rebound. ( Thank God...could it have gotten any worse???) I think not!

So how many short sale listings and foreclosure listings do we have in the 22192 zip code area heading into August 2010? The numbers might surprise you

So as you can see, the news is not that bad.  Much of the distressed property is in the lower price brackets. Many are townhomes. If you are a looking for a townhome there are some very good opportunities available. Erick our team leader is a master at negotiating. Now for those of you who own a home int he $400,000 and up price range you are going to need a Realtor who has an awesome marketing plan to get your home sold fast.

That said, plan on 60 days from the date you list your home until you have a contract negotiated.Homes in great condition, with wonderful updates and staged to attract buyers will receive offers faster. Note: Days on market has increased since the tax credit ended and that co-insided with the typically summer slow down. The home inventory is increasing and that spells opportunity for pre-approved purchasers. Why? Price reductions! Everyday I get notified from MRIS and FranklyMLS.com that homes I have been watching for my active clients and many prices are dropping.
